#8 of 9 hotels in Downtown by Axel's take. Downtown is #1 of 7 places to stay in Colorado Springs. The best hotels in Downtown, ranked · Where to stay in Colorado Springs
Axel's take: 6.2/10
Downtown convenience and friendly staff, but uneven basics make this a cautious budget choice. a basic 2-star downtown motel with updated rooms and extended-stay guests, scored for what it is.
Modern Motel is a basic 2-star downtown motel, not the boutique hotel its marketing suggests. Updated rooms, free parking and walking access to Pikes Peak Center give it practical appeal. Recent Expedia guests frequently praise helpful staff and clean rooms; the hotel's own room descriptions date renovations to 2023. It's a workable budget option, but not a dependable all-rounder.
The drawbacks go beyond sparse amenities. Across Expedia, Tripadvisor and other guest-review pages, travelers repeatedly describe nighttime disturbances and feeling uncomfortable around the property. Cleaning feedback is divided, while recent guests also report weak shower pressure, fluctuating water temperatures and unreliable internet. Reception hours conflict across listings, so confirm late arrival directly. We'd skip it for a quiet family break or if feeling secure after dark is a priority.
-
Best for: budget travelers prioritizing downtown access; drivers wanting free on-site parking
-
Watch out for: recurring nighttime noise and security concerns; uneven cleaning and bathroom maintenance; conflicting reception hours
-

-
Rooms: Updated decor and in-room microwaves and fridges; comfort, air conditioning and shower performance vary.
-

-
Service: Friendly, helpful staff are a recurring strength; confirm late-arrival arrangements despite Mayfield's advertised 24-hour desk.
-
Amenities: Free parking, guest laundry and outdoor gathering space; advertised free Wi-Fi receives poor feedback.
-
Fees and surprises: Expedia lists a stay deposit, dog fees, no elevator and a 10 a.m. checkout; confirm current policies directly.
