#7 of 9 hotels in Mamitas Beach & Calle 38 by Axel's take. Mamitas Beach & Calle 38 is #2 of 7 places to stay in Playa del Carmen. The best hotels in Mamitas Beach & Calle 38, ranked · Where to stay in Playa del Carmen

Axel's take: 7.5/10

A friendly, central base, but noise and tired facilities limit its appeal. A simple downtown boutique hotel with a rooftop pool, listed as 4-star, scored for what it is.

Soho Playa is a simple downtown boutique hotel rather than a polished four-star stay. It’s a good pick for exploring Playa on foot: Fifth Avenue is a block away, with restaurants and the beach within easy reach. Tripadvisor and Expedia guests repeatedly praise the helpful reception team and spacious, generally clean rooms. We’d choose it as a practical base, not a resort-style destination.

The trade-offs are maintenance and noise. Recent guests describe dated furniture and a small rooftop pool that looks less inviting than the photos. Multiple 2026 reviews report disruptive construction next door; its completion remains unconfirmed, so check before booking. Street music can also carry into rooms, and several guests report unreliable hot water. Breakfast at the neighboring restaurant is basic. Skip it if quiet sleep, polished facilities or poolside lounging are priorities.

  • Best for: Couples exploring Playa on foot; Travelers prioritizing location over amenities; Short downtown stays

  • Watch out for: Next-door construction reported in 2026; completion unconfirmed; Street noise and inconsistent hot water; Small, tired rooftop pool

  • Location: One block from Fifth Avenue and walkable to the beach; not beachfront.

  • Rooms: Spacious but showing wear; blankets and hairdryers may need requesting.

  • Cleanliness: Positive overall across major sites, with some housekeeping and pool-cleanliness complaints.

  • Service: Friendly, helpful reception staff are the most consistent strength.

  • Amenities: Rooftop pool, Wi-Fi and limited free parking; neighboring restaurant serves basic breakfast.

  • Fees and surprises: Expedia lists a city tax payable at the property; parking spaces are not guaranteed.
