Axel's take: 8.4/10

Historic character and welcoming staff make this a strong downtown pick, despite some room wear. a historic upscale boutique hotel in downtown Omaha, scored for what it is.

Magnolia is a historic upscale boutique hotel that makes a strong base for downtown Omaha, especially for an Orpheum show or exploring the Old Market on foot. Booking.com and Expedia guests repeatedly praise comfortable beds, helpful staff and the building’s character. We’d choose it for personality and convenience rather than polished luxury. Olive & Ira’s restaurant, a courtyard and complimentary evening cookies and milk add appeal; dogs stay without a pet fee.

The main compromise is room condition: recent Tripadvisor and Expedia guests describe worn finishes and occasional housekeeping misses, although cleanliness ratings remain strong overall. Overnight self-parking costs extra, and the hotel confirms there is no airport or local shuttle, despite older descriptions elsewhere. There’s no pool or hot tub either. Skip it if pristine, contemporary rooms or swimming facilities matter more than historic atmosphere.

• Best for: Orpheum theatergoers; couples exploring downtown; travelers with dogs

• Watch out for: wear in some rooms; paid overnight self-parking; no pool or airport shuttle

• Location: Across from the Orpheum Theater and a short walk from the Old Market.

• Rooms: Comfortable beds and historic character; some recent guests report tired finishes and furnishings.

• Cleanliness: Strong overall guest ratings, with occasional recent housekeeping lapses rather than a dominant pattern.

• Service: Friendly, helpful staff are a consistent strength across Booking.com, Expedia and Tripadvisor.

• Amenities: Olive & Ira’s restaurant/bar, courtyard, 24-hour gym and evening cookies; no pool or hot tub.

• Fees and surprises: Overnight self-parking is extra; dogs stay without a pet fee; no airport or local shuttle.
