Axel's take: 6.7/10

Big rooms and family fun come with uneven upkeep and service. a family-focused 3-star downtown hotel with a small indoor waterpark, scored for what it is.

This family-focused 3-star near Charles Schwab Field is a workable pick, rather than a dependable all-rounder. Recent Expedia guests often praise spacious, comfortable rooms and children enjoying the slides, while others report worn pool facilities and patchy service. We'd consider it for a short family or ballpark visit, with expectations set accordingly.

The trade-offs are paid parking, traffic noise, and inconsistent housekeeping and maintenance, with complaints recurring on Tripadvisor and Expedia. More importantly, the waterpark operated without valid permits after a closure order; health officials cleared it to reopen on March 19, 2026, after it satisfied their requirements. That is resolved, not a current closure, but remains relevant history. We'd skip it for a quiet escape or reliably polished service.

• Best for: families wanting slides on site; Charles Schwab Field visitors

• Watch out for: uneven housekeeping and facility upkeep; traffic noise and paid parking; waterpark's resolved permit and safety issues

• Location: Convenient for Charles Schwab Field, Creighton and CHI Health Center.

• Rooms: Spacious rooms are a consistent strength; street-facing rooms can be noisy.

• Cleanliness: Many recent guests praise clean rooms, but consistency slips; Booking.com rates cleanliness 7.5/10.

• Service: Friendly staff earn praise, but slow responses and limited housekeeping recur.

• Amenities: IHG lists a waterslide, splash pad, hot tub, restaurant, gym and free airport shuttle.

• Fees and surprises: Parking and standard breakfast cost extra; IHG says four waterpark wristbands per room are included.
