Axel's take: 8.3/10

A strong family base with roomy suites and friendly staff, despite some wear. a practical 3-star all-suite hotel in Council Bluffs, scored for what it is.

This 3-star all-suite hotel is a strong, practical pick for Council Bluffs events and Omaha trips with a car. Booking.com and Expedia guests consistently praise spacious rooms, cleanliness and welcoming staff. Suites have microwaves, mini-fridges and sitting areas; included breakfast and free parking make it good value for families. The Mid-America Center and Horseshoe Casino are nearby, but this isn't a downtown Omaha stay.

The main compromise is condition: Tripadvisor and Expedia reviews mention worn furniture, carpets and bathrooms, although the overall cleanliness picture remains positive. Breakfast can get busy, and recent reports conflict on hot-tub availability, so confirm directly if that matters. Marriott lists no airport shuttle despite some third-party listings. We'd skip it for a polished, walkable city break; for extra space and straightforward comfort, it delivers.

  • Best for: families traveling with a car; Mid-America Center event visitors; road-trip stopovers

  • Watch out for: wear in some rooms and bathrooms; confirm hot-tub availability; no airport shuttle according to Marriott

  • Location: In Council Bluffs near the Mid-America Center and Horseshoe Casino; plan to drive for Omaha sightseeing.

  • Rooms: Spacious studio suites with sitting areas, microwaves and mini-fridges; some guests report tired furnishings.

  • Cleanliness: Strong overall feedback across booking sites, with occasional bathroom-cleaning complaints.

  • Service: Friendly, helpful front-desk staff are a consistent strength across guest-review sources.

  • Amenities: Free hot breakfast, indoor pool, fitness center and laundry; hot-tub reports are inconsistent.

  • Fees and surprises: Parking is free; pet fees apply, and Booking.com lists a refundable damage deposit.
