Axel's take: 8.1/10

A dependable event base with friendly staff, but don’t book for the pool. A straightforward 3-star Marriott hotel on downtown Omaha’s north side, scored for what it is.

This straightforward 3-star Fairfield by Marriott is a strong pick for ballpark trips, conventions and uncomplicated downtown stays. Expedia and Tripadvisor guests repeatedly praise helpful staff, clean rooms and comfortable beds, while the included breakfast earns more compliments than complaints. Some 2026 guests report refreshed rooms following renovations, though others still find the decor dated. It delivers the practical basics rather than a distinctive hotel experience.

The main catches are paid parking and disappointing swimming facilities: the hot tub has been removed, and pool-condition complaints recur. Several guests also feel uncomfortable with the surrounding street scene, although others report trouble-free walks downtown. We'd choose it for an event-focused visit, but skip it if a reliable family swimming setup or a polished neighborhood atmosphere is central to the trip.

  • Best for: Baseball and arena visitors; Convention travelers; Short stays with breakfast included

  • Watch out for: Paid on-site parking; Hot tub removed; recurring pool complaints; Mixed reactions to surrounding streets

  • Location: Convenient for Charles Schwab Field and CHI Health Center; guests differ on the surrounding streets.

  • Rooms: Generally clean and comfortable; renovation praise coexists with reports of dated decor.

  • Cleanliness: Strong recent feedback overall, with pool condition a separate concern.

  • Service: Friendly, helpful staff are the most consistent strength across review sites.

  • Amenities: Included breakfast, indoor pool and fitness room; the former hot tub is gone.

  • Fees and surprises: Parking costs extra, housekeeping is every other day, and there is no airport shuttle.
