Axel's take: 7.6/10

Good for an independent stay, but don't count on full resort services. a simple 3-star hotel with some kitchen-equipped suites in San José del Cabo, scored for what it is.

Park Royal Homestay Los Cabos is a small, simple 3-star hotel beside a golf course, not a beachfront resort. We'd consider it for a low-key, independent stay: Expedia and Booking.com guests generally praise the helpful staff, cleanliness and pools, while nearby groceries and restaurants make eating out easy. Kitchen-equipped suites suit longer visits, but check the room category—standard rooms can lack even a fridge.

The trade-offs are dated interiors, some maintenance complaints and reports of sound carrying between rooms. More importantly, guests reported unavailable restaurant and bar service in May 2026, and a Booking.com review dated August 2026 still described restaurant renovations; reopening isn't confirmed. Confirm El Patio's operation before booking. We'd skip it for a full-service beach holiday or if modern rooms and dependable on-site dining are priorities.

Best for: independent travelers watching their budget; longer stays in kitchen-equipped suites; couples seeking a small pool-focused hotel
Watch out for: restaurant reopening unconfirmed after 2026 renovation reports; dated rooms and sound transfer; not beachfront; no elevator
Location: Beside a golf course, with groceries and restaurants within walking distance; the beach is off-site.
Rooms: Suites can be spacious and kitchen-equipped; standard rooms have fewer facilities, and sound insulation draws complaints.
Cleanliness: Generally a strength across Booking.com and Expedia, despite occasional negative reports.
Service: Helpful, friendly staff are a recurring positive, including in recent reviews.
Amenities: Two outdoor pools and a children's pool; free Wi-Fi and parking, but confirm restaurant and bar availability.
Fees and surprises: An incidental guarantee may be required at check-in; verify kitchen facilities and dining availability rather than relying on amenity lists.
