Axel's take: 7.3/10

A handy downtown budget base, but room upkeep is uneven. a simple, independent 3-star in downtown San José del Cabo, scored for what it is.

Hotel Posada Terranova is a simple, independent 3-star that makes more sense for exploring San José del Cabo than for a resort-style holiday. Its strongest asset is the location: galleries, Plaza Mijares and restaurants are a short walk away. Recent Expedia guests repeatedly praise the friendly staff, clean basic rooms and restaurant breakfasts. It's a reasonable pick for budget-minded travelers who prioritize being in town over polished interiors.

The trade-off is inconsistent upkeep. Alongside positive stays, recent guests on Google and booking sites describe tired bathrooms, damp smells, plumbing problems and some cockroach sightings. Barking dogs can also disturb sleep. Breakfast costs extra, there's no elevator, and Expedia says there is no on-site parking. We'd skip it if you're sensitive to noise or expect reliably fresh, well-maintained rooms.

• Best for: budget-minded downtown explorers; Art Walk visitors; short stays without a car

• Watch out for: uneven bathroom upkeep and some pest reports; barking dogs and neighborhood noise; no elevator or on-site parking

• Location: Excellent for walking to the Art District and Plaza Mijares; not a beachfront hotel.

• Rooms: Basic air-conditioned rooms; recent guests still describe dated interiors and variable maintenance.

• Cleanliness: Mostly positive overall, but recent bathroom, dampness and cockroach reports warrant caution.

• Service: Friendly, helpful staff are a recurring strength across guest reviews.

• Amenities: Free Wi-Fi, restaurant, terrace bar and 24-hour reception; the hotel advertises breakfast and lunch.

• Fees and surprises: Breakfast and late checkout cost extra; Expedia lists no on-site parking, contrary to the catalog.
