#9 of 9 hotels in Lazimpat by Axel's take. Lazimpat is #4 of 8 places to stay in Kathmandu. The best hotels in Lazimpat, ranked · Where to stay in Kathmandu

Axel's take: 7.3/10

A practical Thamel option, but its older praise needs a current reality check. a simple independent 3-star in Thamel, scored for what it is.

Hotel Livin Kathmandu is a simple independent 3-star whose strongest selling point is its Gahiti Road location for exploring Thamel. We'd consider it for a straightforward sightseeing base rather than a hotel-centered stay. Older Tripadvisor guests repeatedly praise helpful staff, comfortable beds and breakfast, while HotelsCombined shows a broadly positive overall rating. Expedia lists air-conditioned rooms, a restaurant, free Wi-Fi and a terrace.

The reservation is how little recent evidence supports that older reputation. Expedia's sole review dates from January 2020, and much of Tripadvisor's praise is similarly old. One August 2026 guest reports poor service and disputed charges—not enough to establish a pattern, but worth confirming inclusions in writing. We'd skip it if you need well-documented, consistently reliable comfort today.

  • Best for: independent sightseeing travelers; travelers prioritizing a Thamel base

  • Watch out for: limited recent guest feedback; confirm airport-transfer inclusions; conflicting map locations across listings

  • Location: Gahiti Road in Thamel; some booking-site map descriptions conflict, so confirm the exact pin.

  • Rooms: Air conditioning and private bathrooms are listed; older guests praise beds and room comfort.

  • Cleanliness: Older feedback is mostly positive, but recent evidence is too thin to establish consistency.

  • Service: Historically praised; one August 2026 review disputes service and extra charges.

  • Amenities: Listings advertise a restaurant, terrace, breakfast, free Wi-Fi and 24-hour reception.

  • Fees and surprises: Airport pickup is advertised as free, but other transfers may cost extra; confirm arrangements.
