Axel's take: 8.1/10

A strong downtown base with welcoming staff, but parking takes planning. An upscale boutique hotel in downtown Fort Myers, not a full-service resort, scored for what it is.

The Banyan is an upscale boutique hotel in Fort Myers’ River District, strongest as a walkable downtown base rather than a resort. We'd pick it for restaurants, shops and waterfront strolls. Recent Tripadvisor and Expedia guests repeatedly praise welcoming staff and clean, comfortable rooms; the rooftop pool and bar add appeal beyond the location.

The trade-offs are practical: Hilton lists no on-site self-parking, valet costs extra, and several guests flag parking hassles. Some recent reviews also mention weak shower pressure or inconsistent water temperature. Facility information needs checking: Hilton advertises the pool, bar and gym, and 2026 guests describe using the rooftop, but Booking.com still carries a renovation notice closing those facilities and warning of daytime construction noise. Confirm directly before booking if they're essential. We'd skip it for a beach-focused vacation or resort-style luxury.

• Best for: Couples exploring downtown; River District dining weekends; Downtown business travelers

• Watch out for: Paid valet; no on-site self-parking; Some reports of inconsistent showers; Conflicting renovation and facility notices

• Location: Central River District setting, walkable to dining, shops and waterfront parks; not a beach hotel.

• Rooms: Generally praised for comfort and space, with some recurring shower-pressure and temperature complaints.

• Cleanliness: A consistent strength across recent Tripadvisor and Expedia feedback.

• Service: Friendly front-desk staff draw repeated praise; valet experiences are less consistent.

• Amenities: Hilton lists a rooftop pool, bar, gym and restaurant; confirm availability because Booking.com retains a closure notice.

• Fees and surprises: Valet is charged separately, breakfast is not complimentary, and Booking.com warns of daytime renovation noise.
