#5 of 9 hotels in Downtown Destin & HarborWalk by Axel's take. Downtown Destin & HarborWalk is #2 of 5 places to stay in Destin. The best hotels in Downtown Destin & HarborWalk, ranked · Where to stay in Destin

Axel's take: 8.1/10

A strong beachfront condo, with restrictive beach rules and building work to weigh. A mid-range beachfront condo in a large family resort, scored for what it is.

Pelican Beach Resort 1207 is a privately managed, one-bedroom condo, not a conventional 3-star hotel. We'd shortlist it for a family beach trip: the 12th-floor Gulf-facing balcony, full kitchen, hallway bunks and two bathrooms make a practical setup. Recent Vrbo and RealJoy guests repeatedly praise this unit's cleanliness, comfortable bed and responsive host; pools, a café and a tiki bar add convenience.

The trade-offs are mostly beyond the front door. Personal beach chairs must stay behind the resort's rental setups, a recurring frustration across reviews. The listings also flag trash-chute construction, with Vrbo additionally naming stairwell work and possible daytime disturbance; confirm the schedule before booking. Some recent guests note minor worn hardware or drainage issues. We'd skip it for a quiet, rule-light escape, but it's a strong option for families prioritizing views and direct beach access.

Best for: Families with younger children; Self-catering beach vacations; Couples wanting Gulf views
Watch out for: Trash-chute and stairwell construction notices; Restricted placement of personal beach chairs; Only one private bedroom despite sleeping six
Location: Directly beachfront in central Destin; guests flag heavy Highway 98 traffic.
Rooms: King bedroom, hallway bunks, sleeper sofa and two bathrooms; some minor maintenance complaints.
Cleanliness: Recent unit-specific reviews are predominantly positive, despite one poor Booking.com cleanliness rating.
Service: Recent guests regularly praise host communication and straightforward check-in.
Amenities: Shared pools, seasonal pool heating, fitness facilities, game room, café and tiki bar.
Fees and surprises: Free parking; beach rentals cost extra, lost wristbands incur a fee, and the lead renter must be 25 or older.
