6.5/10
Convenient budget basics, but smoke smells and uneven housekeeping weaken the appeal.
Sleep Inn University Place is a no-frills 2-star in University City, best considered for a short, budget-minded stay near UNC Charlotte. Free parking, breakfast and Wi-Fi help the value, and rooms include microwaves and refrigerators. Recent Expedia guests repeatedly praise friendly staff, with plenty also reporting clean rooms and comfortable beds. It can deliver the basics, but we'd call it a conditional pick rather than a dependable bargain.
The sticking points are recurring smoke odors, worn interiors and inconsistent cleaning. Tripadvisor and Agoda guests describe smoke despite the hotel's stated smoke-free policy; recent Expedia reviews also mention dirty or sticky floors and tired bedding. Breakfast gets mixed reactions. The outdoor pool operates seasonally, with Expedia listing June through August. We'd skip it for a longer stay or if you're sensitive to smells, noise or housekeeping lapses.

Cleanliness: Many guests find rooms clean, but dirty carpets, sticky floors and missed cleaning recur.
Service: Friendly, helpful staff are a consistent strength, though individual check-in experiences vary.
