Beautiful ocean views, but renovations currently compromise the all-inclusive escape. a family-focused beachfront 4-star all-inclusive south of Puerto Vallarta, scored for what it is.

Grand Park Royal is a family-focused, 4-star beachfront all-inclusive whose strongest assets are its Playa Gemelas setting and spacious rooms with ocean-view balconies. Expedia guests repeatedly praise the scenery, friendly restaurant staff and children’s activities. There is a worthwhile beach holiday here, but we’d hesitate to book it while substantial renovations are disrupting the resort.

September–October 2026 Tripadvisor reviews report a pool out of action, restaurant renovations and a closed Cheers Sports Bar; a September Expedia guest independently confirms a pool closure. Construction noise, crowded remaining facilities and long restaurant waits make these more than cosmetic inconveniences. Food gets both enthusiastic praise and sharp criticism, while recent housekeeping and maintenance reports are uneven. It suits flexible, beach-first families better than couples seeking quiet or travelers expecting polished service. Get written confirmation of pool, restaurant and sports-bar availability before committing.

• Best for: beach-first families; travelers comfortable spending most days at the resort

• Watch out for: ongoing renovations and reported facility closures; restaurant waits and crowded pool areas; uneven housekeeping and maintenance

• Location: On Playa Gemelas south of town; downtown sightseeing requires transportation.

• Rooms: Generous room sizes and sea-view balconies are strengths; recent guests also report noisy air-conditioning and maintenance faults.

• Cleanliness: Many Expedia guests praise clean rooms, but newer reports flag missed housekeeping and inconsistent room preparation.

• Service: Restaurant and kids’ club staff earn praise; front-desk follow-through and response times are less consistent.

• Amenities: Family activities, a kids’ club and multiple dining venues are advertised, but renovations have reduced operating facilities.

• Fees and surprises: Premier rooms explicitly include Ekinox access; do not assume every room does. Confirm construction impacts and spa inclusions.
