7.7/10
A clean, well-connected base, but maintenance issues keep it from feeling fully four-star.
ACHAT München Süd is a practical 4-star business hotel: a good-value base rather than a destination in itself. Machtlfinger Straße’s U3 station is a short walk away, making the outlying location workable for sightseeing. Expedia and Booking.com guests repeatedly praise clean rooms, comfortable beds and helpful staff. A sauna, steam room and small gym add useful extras.
The trade-offs are an unremarkable commercial neighborhood and uneven upkeep. Recent Tripadvisor and HolidayCheck guests report lift problems, while air-conditioning complaints recur across sites. A July 2026 guest also reported morning noise from construction directly next door; light sleepers should check its status. Parking costs extra, and the hotel says its EV charger is broken. We'd pick it for practical city trips, but skip it for polished four-star comfort or an atmospheric central setting.

Best for: business travelers in southern Munich; value-minded city visitors using the U-Bahn; short, practical stays
Watch out for: recurring lift and air-conditioning problems; next-door construction noise reported in July 2026; paid parking and broken EV charger
Location: Commercial southern district; Machtlfinger Straße U3 is about two minutes away on foot.
Rooms: Functional rooms with comfortable beds; singles are compact, and cooling complaints recur.
Cleanliness: Generally a strength across guest sites; request housekeeping rather than assuming daily service.
Service: Friendly, helpful staff receive frequent praise, though experiences are not uniformly positive.
Amenities: Sauna, steam room, small gym, restaurant and bar; restaurant hours can vary with staffing.
Fees and surprises: Parking and pets incur charges; EV charger is broken, and nearby construction was reported in July 2026.
