Axel's take: 7.7/10
Come for the oceanfront setting and walkable Kona location, not polished luxury. An older mid-range oceanfront resort in central Kailua-Kona, scored for what it is.
Royal Kona is an older mid-range oceanfront resort, rather than the polished four-star escape its listing might suggest. It's a strong pick if you want sunset views and restaurants within walking distance. Recent Expedia, Booking.com and Tripadvisor guests repeatedly praise friendly staff, spacious rooms and generally good cleaning, while also describing tired bathrooms and furnishings. The pool, saltwater lagoon, waterfront bar and on-site luau give it more holiday appeal than a basic town hotel.
The trade-offs are condition and construction. Recent guests report ongoing Lagoon Tower work; Funjet lists Alii Tower exterior renovations starting November 16, 2026, continuing through 2027. Confirm your tower and likely disruption before booking. A resort fee and separate parking charge also need factoring in. We'd choose it for an easy Kona base with ocean views, but skip it for contemporary luxury, guaranteed quiet or a broad sandy swimming beach.
-
Best for: couples prioritizing ocean views; travelers exploring Kona on foot; vacationers comfortable with older rooms
-
Watch out for: tower renovations and possible construction noise; dated bathrooms and furnishings; resort fee plus separate parking charge
-
Location: Right on the rocky waterfront, within walking distance of Kona restaurants and shops.
-
Rooms: Spacious rooms with private lanais; recurring feedback describes dated finishes and maintenance needs.
-
Cleanliness: Recent reviews generally praise clean rooms despite visible age and wear.
-
Service: Friendly, helpful staff are a consistent strength across review sites.
-
Amenities: Pool, saltwater lagoon, waterfront dining, gym and luau; not a broad sandy-beach resort.
-
Fees and surprises: Resort fee, paid parking and noncomplimentary breakfast; verify tower-specific construction before booking.
