#9 of 9 hotels in Shaw Avenue & Fresno State by Axel's take. Shaw Avenue & Fresno State is #2 of 5 places to stay in Fresno. The best hotels in Shaw Avenue & Fresno State, ranked · Where to stay in Fresno

Axel's take: 4.6/10

Campus convenience cannot outweigh recurring cleanliness and maintenance problems. an aging budget hotel near Fresno State, scored for what it is.

University Square is an aging budget hotel near Fresno State, and we'd generally choose somewhere else. Proximity to campus, free parking and spacious rooms are its strongest selling points. Some recent Expedia guests praise friendly staff and acceptable overnight stays, but weak overall ratings on Booking.com, Expedia and Tripadvisor suggest it falls short even of basic budget-hotel expectations.

The concerns go beyond dated furniture: recent Expedia and Tripadvisor guests repeatedly describe dirty rooms, cockroaches and uncomfortable encounters with people loitering around the property. Service earns mixed reports rather than consistent reassurance. Guests also reported the pool inaccessible during summer 2026, so don't book around the advertised recreation facilities without direct confirmation. We'd skip it for families, longer stays or anyone who prioritizes dependable cleanliness over campus proximity.

  • Best for: brief Fresno State visits; budget travelers willing to accept substantial compromises

  • Watch out for: recurring dirt and cockroach reports; guest concerns about loitering; pool reported inaccessible in summer 2026

  • Location: Convenient for Fresno State; several guests report feeling uncomfortable around the property.

  • Rooms: Spacious, but recent reviews repeatedly describe worn furnishings and poor maintenance.

  • Cleanliness: A major weakness, with repeated recent reports of dirty surfaces, bathroom mold and cockroaches.

  • Service: Some guests praise helpful front-desk staff; others describe poor complaint handling.

  • Amenities: Free parking and Wi-Fi are listed; pool access was unavailable according to summer 2026 guests.

  • Fees and surprises: A refundable damage deposit is listed; booking sites specify an early 10 a.m. checkout.
