Where to stay in Fresno: the 5 best neighborhoods, ranked

Updated October 20, 2026 · Ranked by Axel from research, its own hotel reviews and recent rates · How we rank

Stay in River Park for a first visit or family trip with a car: shopping, dinner and straightforward driving make it Fresno’s easiest all-round base. Choose Shaw Avenue & Fresno State for budget stays and campus visits, Clovis for Old Town character, or Downtown & the Convention Center for food, nightlife and downtown events.

Think of Fresno as a set of separate destinations rather than one walkable city center, and use Axel’s ranking to balance the journeys you will make, what you can do near your hotel, hotel quality and value, and the character of the streets where you will spend your evenings.

    6.1/10

The easiest driving base, with shopping and dinner close at hand.

River Park leads for straightforward driving, solid hotel choice and easy evening routines, but costs more than average and offers limited doorstep sightseeing.

River Park is our easiest all-round choice if you have a car and want uncomplicated evenings rather than an urban neighborhood. Around Blackstone and Nees avenues, the attractions are open-air shopping, restaurants, a large cinema and the Tuesday farmers market. Woodward Park and its Japanese garden are a short drive farther north.

Do not mistake the name for a riverside promenade: this is a shopping-and-freeway district. Walking works within the retail complex, but the lodging streets around Herndon Avenue and Fresno Street involve broad roads and parking lots. Locals regularly recommend these northern streets to visitors. Stay for convenient family dinners; skip it for historic character or late-night bar hopping.

    Getting around
Walk within the shopping complex; Q runs along Blackstone and FAX 32/38 serve River Park; FAT is simplest by taxi, although FAX 26 offers a direct, roundabout journey.
    After dark
Restaurants, films and the Tuesday market provide evening activity; think dinner-and-a-movie rather than a late-night bar district.
    Where to look
Blackstone Avenue at Herndon. A practical shopping-corridor base for drivers; expect broad roads rather than an evening strolling district.Fresno Street at Herndon. Useful for medical appointments and north Fresno errands, with Kaiser and the River Park corridor nearby.Fresno Street at Fir. Convenient for drivers combining Kaiser visits, restaurants and shopping; choose it for easy routines, not neighborhood character.

    Shaw Avenue & Fresno State

Bulldog weekends · campus visits · commercial boulevards · separate dining pockets

    5.9/10

Choose it for Fresno State, not a walkable college-town atmosphere.

Shaw Avenue combines strong transport access and the best hotel value, but broad roads and separated dining pockets weaken its neighborhood appeal.

Stay along Shaw Avenue for Fresno State visits and Bulldog games, not for a classic college-town main street. Fashion Fair sits toward Fresno Street; Cedar Avenue leads into campus, while Campus Pointe's restaurants and the Save Mart Center are farther east. Each pocket works better separately than as one continuous walking neighborhood.

This is a practical choice for campus business, sports weekends and travelers happy to use buses or drive between stops. Check the actual street before choosing: a Shaw Avenue address does not guarantee an easy walk to your event. Football weekends bring tailgating and busier approaches; skip it if quiet evenings or sightseeing from the doorstep matter more.

    Where to look
Shaw Avenue at Fresno Street. Choose this shopping-and-dining pocket for convenient meals around Fashion Fair rather than immediate campus access.Cedar Avenue at Shaw. The campus-edge choice for university business; Fresno State's gateway is here, rather than beside the western Shaw shopping pocket.Blackstone Avenue near Bullard. Clovis

antique shops · small-town storefronts · independent dining · suburban shopping

    5.9/10

Old Town brings character; Shaw Avenue brings practical, car-oriented convenience.

Clovis has the strongest hotel selection and appealing Old Town character, but higher typical rates and less convenient Fresno access hold it back.

Clovis gives you two different stays: Old Town's small storefronts around Pollasky Avenue and Fifth Street, or the practical shopping strips along Clovis Avenue and Shaw Avenue. Old Town is the draw for antique shops, independent meals, local bars and an evening stroll. Sierra Vista Mall serves the more car-oriented southern end.

For couples and families with a car, this is our best balance of neighborhood character and easy routines. Choose close to Old Town if walking matters; staying on Shaw is not the same experience. Downtown Fresno still requires a separate trip, and local bus hours are limited, particularly on Saturdays. Skip it for frequent late nights downtown without a car.

Stay downtown when the convention center or Chukchansi Park is the point of the trip. Around M Street and Fulton Street, the draw is a combination of event venues, historic buildings and the Brewery District's bars, rather than a polished shopping district. It works best with something specific on your calendar.

Choose it for meetings, baseball and evenings with a destination in mind. Locals describe much of downtown as quiet at night away from the stadium and bars. Skip it if you want consistently busy evening streets; high-speed-rail construction on Fresno Street also complicates access on downtown's western side.

    Fresno Yosemite Airport

    flight-stop practicality · rental-car access · airport services

    4.8/10

A sensible flight stop, but a weak base for exploring Fresno.

The airport offers practical terminal access and below-average rates, but little nearby entertainment or neighborhood character for a longer stay.

Choose the airport district for a late landing, an early departure or a short work stop. Clinton Way and McKinley Avenue make sense when terminal access matters more than neighborhood character. Rental-car counters are inside the terminal, with taxis and rideshares also available, making this a straightforward place to collect a car and move on.

That convenience does not make it our choice for several nights exploring Fresno. Expect separate journeys to the main shopping, nightlife and cultural districts. The local bus routes are useful, but they are not a substitute for having your preferred neighborhood outside the door. Confirm any accommodation shuttle's hours rather than assuming it covers your flight.

    Where to look

How Axel ranks neighborhoods

Axel ranks each neighborhood as a base for a visitor, not as a place to visit. Five scores out of 10 are blended into the score beside each name. The pages for each kind of trip weight how well a neighborhood fits that trip more heavily.

  • Getting around (20%): How many of the city’s most-visited sights are within easy reach, plus a direct train to the airport.
  • On your doorstep (15%): Places to eat, drink and see within a 10-minute walk, counted from OpenStreetMap.
  • Hotels (20%): Axel’s own reviews of the hotels here, and how many good ones there are to choose from.
  • Value (10%): Hotel quality for the money, from the rates Axel saw in the last 30 days, against the city as a whole.
  • Axel’s verdict (35%): How good a base it is for a visitor, from research into guides, forums, transit and local news.

Questions travelers ask

Is River Park or Clovis a better place to stay in Fresno?

River Park is the better all-round choice for a first visit with a car, thanks to straightforward driving, shopping and easy dinners. Clovis is better for couples and travelers who prefer Old Town character. The address matters: accommodation along Shaw Avenue does not give you the same experience as staying close to Pollasky Avenue and Fifth Street.

Where should families stay in Fresno?

River Park is our first choice for families, with Clovis a close second. River Park makes dinner, shopping and cinema plans simple, and Woodward Park is a short drive away. Clovis offers a stronger hotel selection and Old Town strolls. Both work best with a car; check the actual hotel location rather than assuming every restaurant or attraction is walkable.

What is the cheapest good area to stay in Fresno?

Shaw Avenue & Fresno State is our budget pick, with the strongest hotel value and typical rates well below the city median. The airport district comes next for budget travelers, particularly around flights. Downtown also has low typical rates, but a smaller, weaker hotel selection. Along Shaw, check your exact location: dining, shopping and campus venues sit in separate pockets.

Where should I stay without a car, and how do I get there from the airport?

Downtown is the best base without a car because convention venues, Chukchansi Park and dining are nearby, with buses at Courthouse Park and Amtrak close by. FAX 26 provides a direct airport connection; taxis are another option. River Park is the runner-up, with Q service along Blackstone, but check the walk from your hotel to the shopping complex. Fresno has no airport rail.

Is the Brewery District a good base for Fresno nightlife?

Downtown is our top nightlife base because the Brewery District gives evenings a clear focus. Stay with specific bars, meals or events in mind rather than expecting continuously busy streets: locals describe blocks away from the stadium and bars as very quiet at night. Old Town Clovis is the runner-up for restaurants, breweries and bars, provided you stay close to Old Town.

Where should I stay for a Fresno convention?

Stay Downtown & the Convention Center when your event is at the downtown convention venues. Walking to the event is a stronger reason than the airport district’s first-place ranking for business travel generally, which suits flight-led schedules. Downtown has fewer hotel choices, so examine the options carefully. Construction on Fresno Street can also complicate access on downtown’s western side.

Where should I stay for a Fresno State football game?

Shaw Avenue & Fresno State is the best base for Bulldog football, but confirm the actual route from your accommodation to the stadium. Shaw is a long commercial corridor, not one compact college-town main street. Football weekends bring tailgating and busier approaches. If your sports trip is instead for baseball at Chukchansi Park, choose downtown rather than the campus area.
