Axel's take: 7.9/10

A practical Fresno stop with friendly staff, but choose your room carefully. a simple, limited-service budget hotel beside Highway 41, scored for what it is.

This is a simple, limited-service budget hotel near River Park, and we'd shortlist it for a practical Fresno stay. Recent Expedia and Booking.com feedback favors clean, spacious rooms, comfortable beds and helpful staff. Included hot breakfast, in-room fridges and microwaves make it useful for families and overnight road stops. It delivers the basics well enough, without being a standout among nearby chain hotels.

The main compromise is Highway 41: multiple guests report intrusive traffic noise, so request a room away from the freeway. Maintenance complaints also recur, including faulty blinds, noisy air-conditioning and elevator trouble, although most guests remain positive. Parking information conflicts even within IHG's website, so confirm whether a charge applies. Expedia lists the outdoor pool as seasonal. We'd skip it if quiet sleep or dependable year-round swimming is essential.

• Best for: Families wanting breakfast included; Overnight road-trip stops; North Fresno business visits

• Watch out for: Freeway noise in highway-facing rooms; Recurring room and elevator maintenance complaints; Conflicting parking policies; seasonal pool

• Location: Convenient Highway 41 access near River Park shopping and dining; better suited to travelers with a car.

• Rooms: Generally spacious and comfortable, with fridges and microwaves; request a room away from the freeway.

• Cleanliness: Mostly praised across recent reviews, with occasional housekeeping lapses rather than a dominant cleanliness problem.

• Service: Friendly, helpful staff are a consistent strength, though some guests describe thin front-desk coverage.

• Amenities: Included hot breakfast, free Wi-Fi, gym and outdoor pool; Expedia lists swimming as seasonal, and IHG confirms no restaurant.

• Fees and surprises: IHG advertises both free and paid parking on the same page; confirm directly. Pets are not allowed.
