#2 of 4 hotels in Downtown & the Waterfront by Axel's take. Downtown & the Waterfront is #1 of 5 places to stay in Burlington. The best hotels in Downtown & the Waterfront, ranked · Where to stay in Burlington

Axel's take: 8.5/10

A successful upscale refresh with lake views and a genuinely walkable Burlington location. an upscale downtown hotel near Lake Champlain, formerly a 3-star Courtyard, scored for what it is.

The former Courtyard Burlington Harbor reopened as The Harborvale, Autograph Collection on July 7, 2026, making this an upscale downtown hotel rather than a standard Courtyard. We'd pick it for exploring Burlington on foot: Church Street and Waterfront Park are nearby, while lake-view rooms make the most of the setting. Post-renovation Tripadvisor and Expedia guests praise spacious, clean rooms, comfortable beds and welcoming staff. The restaurant, indoor pool and gym round out a strong city-break base.

Older reviews describe extensive construction and pool closures; July guests subsequently confirmed the pool had reopened. The newer operation still has some settling-in to do, with occasional reports of slow breakfast and valet service. Parking and breakfast cost extra, and not every room faces the lake. We'd skip it if included extras or consistently polished service matter more than location and views.

  • Best for: walkable Burlington weekends; couples booking lake-view rooms; travelers wanting a refreshed full-service hotel

  • Watch out for: parking and breakfast cost extra; occasional breakfast and valet delays; lake views require the right room category

  • Location: Near Waterfront Park and Church Street, with easy access to downtown restaurants.

  • Rooms: Refreshed, spacious rooms earn praise; choose a lake-view category for sunsets.

  • Cleanliness: A consistent strength across recent Expedia and Tripadvisor feedback.

  • Service: Staff warmth stands out, though some guests report slow restaurant or valet service.

  • Amenities: Restaurant, lake-facing bar, indoor pool, gym and complimentary bicycle rentals.

  • Fees and surprises: Now branded The Harborvale; parking and breakfast are extra, and dogs are accepted for a fee.
