Axel's take: 8.1/10

Spacious downtown suites make a strong practical base, but parking takes extra effort. a budget-friendly, all-suite downtown hotel, scored for what it is.

This is a budget-friendly, all-suite hotel in Buffalo’s Theatre District, and a strong pick if space and location matter more than polished surroundings. Separate bedrooms and living rooms, microwaves and mini-fridges make the suites genuinely useful. Recent Expedia and Tripadvisor guests repeatedly praise the roomy accommodation, helpful staff and generally clean rooms. Included breakfast adds practical value, with theatres, restaurants and Metro Rail close by.

The main compromise is parking: there’s no on-site overnight parking, and the hotel recommends a paid municipal garage roughly two blocks away. Drop bags before parking. Some recent guests also describe worn furnishings and bathroom maintenance issues, though the broader feedback remains positive. There’s a gym but no pool. We’d skip it if easy car access or consistently fresh interiors are priorities.

• Best for: theatre and concert trips; families wanting separate living space; downtown business travelers

• Watch out for: paid overnight parking roughly two blocks away; some worn furnishings and bathroom maintenance complaints; no swimming pool

• Location: Central Theatre District base near Shea’s, restaurants and Metro Rail, with the medical campus nearby.

• Rooms: Separate bedroom and living room, sofa bed, microwave and mini-fridge; some furnishings show wear.

• Cleanliness: Generally praised in recent reviews, with occasional reports of stains or missed cleaning.

• Service: Helpful staff earn repeated praise, although individual front-desk experiences vary.

• Amenities: Included breakfast, free Wi-Fi and a fitness center; no pool or complimentary local shuttle.

• Fees and surprises: Off-site garage parking costs extra and is paid directly to the garage; IHG lists limited housekeeping.
