Axel's take: 7.8/10

A strong downtown base for nights out, less convincing for quiet nights in. a lively, modern 3-star in Buffalo’s Theatre District, scored for what it is.

This modern 3-star in Buffalo’s Theatre District is a strong pick for shows, restaurants and nights out. Recent Tripadvisor and Expedia guests regularly praise clean, spacious rooms, comfortable beds and helpful staff. City views—and balconies in selected rooms—give it more character than a basic chain hotel. The indoor pool, gym and attached dining options round out a useful downtown base.

The main compromise is sleep: rooftop-bar noise recurs across guest reviews, particularly in rooms directly beneath it on the 12th floor. Ask for a room away from Patrick’s Rooftop; light sleepers should consider elsewhere. Parking and breakfast cost extra, and Marriott lists housekeeping every other day. Nearby, 505 Pearl Street was still undergoing apartment conversion in September 2026; ask about current daytime disruption before booking.

• Best for: theater and concert trips; couples planning nights out; downtown weekend breaks

• Watch out for: rooftop-bar noise beneath the 13th-floor venue; parking and breakfast charged separately; nearby construction at 505 Pearl Street

• Location: Walkable Theatre District setting near Shea’s, restaurants and downtown venues.

• Rooms: Often praised for space, beds and views; selected rooms have balconies, but rooftop noise can undermine sleep.

• Cleanliness: Broadly positive recent feedback, supported by Expedia’s strong cleanliness rating.

• Service: Friendly, helpful staff earn repeated praise, although individual experiences vary.

• Amenities: Indoor pool, fitness center, restaurants and bars, including Patrick’s Rooftop.

• Fees and surprises: Paid parking and breakfast; every-other-day housekeeping; nearby apartment-conversion work reported in September 2026.
