Hotels in YerevanA simple, budget-friendly 3-star uphill from central Yerevan
7.4/10
Good-value space and welcoming staff, but maintenance and the uphill location need weighing.
Primer is a simple, budget-friendly 3-star near Victory Park, rather than a downtown sightseeing base. We'd consider it for spacious rooms and good value if you're happy using taxis. Booking.com, Expedia and Trip.com guests frequently praise the staff, room size and cleanliness; some rooms also have Ararat views. Included breakfast and a small summer pool add useful extras, though breakfast variety gets mixed reactions.
The trade-offs are consistency and location. Recent guests report recurring shower, drainage and housekeeping problems, alongside plenty of clean-room reports; several summer guests also question pool upkeep. May 2026 guests describe noise and dust from construction next door, so confirm whether that work has finished. We'd skip it for effortless city-center walking, reliable pool time or a stay where maintenance niggles would spoil the trip.

Best for: budget-conscious travelers comfortable using taxis; families wanting spacious rooms; visitors exploring Victory Park
Watch out for: uphill location outside the center; inconsistent bathroom and pool upkeep; neighboring construction reported in May 2026
Location: Near Victory Park and Mother Armenia; the uphill return from downtown makes taxis practical.
Rooms: Often spacious, with some Ararat views; shower fittings and drainage draw repeated complaints.
Cleanliness: Mostly positive overall, but recent guests describe uneven bathroom cleaning and pool maintenance.
Service: Helpful reception staff are a recurring strength, though problem handling is not universally praised.
Amenities: Breakfast, Wi-Fi, restaurant, bar and a small outdoor summer pool; breakfast variety divides guests.
Fees and surprises: Expedia lists paid airport transfers despite the official site's free-transfer claim; confirm terms and construction status.
