Axel's take: 8.4/10

A strong riverside base with refreshed rooms, but quiet isn't guaranteed. a renovated 3-star riverside business hotel near the convention center, scored for what it is.

This renovated 3-star Courtyard is a strong pick for convention trips and Gonzaga visits, with the river and Centennial Trail adding more appeal than the usual business-hotel setting. The full renovation was completed in 2025, so older construction complaints no longer describe the hotel. Recent Tripadvisor and Expedia guests praise clean, updated rooms and friendly staff; we'd choose it for practical comfort and walkability rather than elaborate facilities.

Noise is the main reservation: recent guests mention road traffic, while others report hearing neighboring rooms. Light sleepers should request a room away from the road. Breakfast and on-site parking cost extra, and there's no pool or hot tub. We'd skip it if swimming or an included breakfast matters more than river access and convention-center convenience.

• Best for: convention attendees; Gonzaga visitors; travelers who enjoy riverside walks

• Watch out for: traffic noise and sound transfer between rooms; breakfast and parking cost extra; no pool or hot tub

• Location: Riverside setting with trail access and walkable connections to the convention center, Riverfront Park and Gonzaga.

• Rooms: Renovated in 2025, with workspaces and mini-fridges; noise protection is the main weakness.

• Cleanliness: Recent reviews across sites consistently praise clean, well-maintained rooms.

• Service: Recent feedback generally favors friendly, helpful staff and straightforward check-in.

• Amenities: Bistro, bar, 24-hour gym and guest laundry; no pool or hot tub.

• Fees and surprises: Breakfast and on-site self-parking are charged separately; Marriott lists housekeeping every other day.
