Axel's take: 8.0/10

A strong downtown base with character, but choose your room carefully. a design-focused 3-star boutique hotel in downtown Grand Rapids, scored for what it is.

CityFlatsHotel is a design-focused 3-star boutique hotel whose biggest advantage is its walkable downtown location, close to Van Andel Arena, restaurants and the art museum. We'd pick it for a concert weekend or short city break. Recent Expedia guests and Reddit travelers repeatedly praise cleanliness, friendly staff and comfortable beds. The hotel's individually designed rooms and sustainable materials give it more personality than a standard chain property.

The catch is room-to-room variation: some guests describe spacious layouts, others small rooms or windows facing brick walls. Refrigerators aren't standard in every room, and nearby garage parking costs extra. There are occasional noise complaints, though not a consistent picture of sleepless stays. CitySēn Lounge adds convenience but closes Mondays. We'd skip it if predictable room dimensions and a full set of in-room conveniences matter most.

• Best for: concert weekends; couples exploring downtown; short business stays

• Watch out for: variable room sizes and views; paid garage parking; refrigerators not standard in every room

• Location: Excellent downtown walkability, with Van Andel Arena and the art museum nearby.

• Rooms: Individual layouts, generally comfortable beds; confirm room size, view and refrigerator availability.

• Cleanliness: Recent feedback is predominantly positive, supported by Expedia's strong cleanliness rating.

• Service: Friendly, helpful staff are a recurring strength, despite occasional problem-handling complaints.

• Amenities: Free Wi-Fi, a gym, salon and CitySēn Lounge; the lounge closes Mondays.

• Fees and surprises: Budget for nearby garage parking; do not assume every room includes a refrigerator.
