Axel's take: 8.1/10

Warm service and a standout roof garden, but room choice matters. a modern five-star boutique hotel behind a historic church façade, scored for what it is.

The Glasshouse is a modern five-star boutique hotel behind a historic church façade, beside Edinburgh Playhouse. It's a strong pick for a central city break rather than a full-service luxury retreat. Recent Tripadvisor and Expedia guests repeatedly praise the helpful concierges, comfortable rooms and convenient location. The roof garden overlooking Calton Hill and whisky-focused Snug bar give it more personality than a standard city hotel, while cleanliness scores remain strong overall.

The catch is consistency at five-star expectations. Despite Marriott advertising refurbished rooms, recent guests on both sites still mention tired finishes, and noise from the surrounding entertainment complex affects some rooms. Request a room away from the cinema, street-food courtyard and bar, and check whether garden events are scheduled. We'd skip it for guaranteed hush or extensive on-site wellness facilities: the gym and pool are at nearby Nuffield, with access charges for many guests.

  • Best for: couples on a city break; Edinburgh Playhouse visitors; whisky enthusiasts

  • Watch out for: cinema, courtyard and bar noise in some rooms; uneven room condition despite refurbishment; gym and pool are off-site

  • Location: Central base beside the Playhouse, close to Picardy Place trams and St James Quarter.

  • Rooms: Comfort and space earn praise; finishes, outlook and noise exposure vary by room.

  • Cleanliness: Strong overall ratings, with occasional recent housekeeping lapses rather than a broad pattern.

  • Service: Concierges are a recurring highlight; dining service and problem handling receive more mixed feedback.

  • Amenities: Roof garden, whisky bar and breakfast restaurant; nearby Nuffield supplies gym and pool access.

  • Fees and surprises: Parking is paid and off-site; Nuffield access costs extra for many guests, and garden events can bring noise.
