Axel's take: 9.2/10

Exceptional personal service and real character, provided you can manage the stairs. an art-filled 4-star boutique hotel in a Georgian townhouse, scored for what it is.

24 Royal Terrace is an art-filled 4-star Georgian townhouse that delivers unusually well on the boutique-hotel promise. It's a strong pick for travelers who prefer individual rooms and personal attention to big-hotel facilities. Recent Tripadvisor and Expedia guests repeatedly praise the welcoming staff, spotless rooms, comfortable beds and excellent breakfasts. Original artwork, a private garden and a serious whisky collection give it substance beyond attractive decor, while the quiet setting near Calton Hill keeps central Edinburgh within walking distance.

The main compromise is access: there is no lift, and upper-floor rooms mean a substantial climb, although staff help with luggage. Cosy singles really are compact, so choose your category carefully rather than expecting every room to be spacious. Breakfast may cost extra, depending on your booking. We'd skip it if step-free access is essential; otherwise, this is an exceptionally convincing small hotel.

  • Best for: couples who like independent hotels; solo travelers seeking a warm welcome; art and whisky enthusiasts

  • Watch out for: no lift and substantial upper-floor climbs; compact cosy single rooms; breakfast not included in every booking

  • Location: Quiet street near Calton Hill, with central sights and restaurants within walking distance.

  • Rooms: Individual, art-filled rooms with well-reviewed beds; cosy singles offer limited space.

  • Cleanliness: Consistently strong praise across recent reviews, supported by high cleanliness ratings.

  • Service: Warm, attentive staff are the clearest recurring strength; luggage assistance is available.

  • Amenities: Private garden, cocktail bar, whisky lounge and highly praised breakfast.

  • Fees and surprises: Check breakfast inclusion; no hotel parking. The official site says Edinburgh's visitor levy is included.
