#1 of 9 hotels in New Town by Axel's take. New Town is #1 of 7 places to stay in Edinburgh. The best hotels in New Town, ranked · Where to stay in Edinburgh

Axel's take: 8.8/10

A personable city-centre base with excellent staff, but stairs are unavoidable. a small, independent 3-star Georgian townhouse hotel in Edinburgh’s New Town, scored for what it is.

28 York Place is an eight-room, 3-star Georgian townhouse hotel that gets the city-break essentials right. We'd pick it for its New Town location near the Playhouse, St James Quarter and transport links, backed by unusually consistent praise for helpful staff and clean, comfortable rooms. Recent Tripadvisor, Booking.com and Expedia guests repeatedly appreciate the personal touches. Some rooms add rooftop views towards the Firth of Forth; the small bar is another welcome extra.

The main compromise is access: there is no lift and no ground-floor accommodation, so we'd skip it if stairs are difficult. Room sizes vary, and some guests mention sound travelling between rooms, although many recent visitors report quiet nights. Breakfast is continental and costs extra, while private events can restrict bar access. It's a strong choice for an Edinburgh short break, rather than a full-service hotel stay.

Best for: couples on city breaks; Playhouse and shopping trips; travelers arriving by train or bus
Watch out for: stairs to every bedroom; no lift; variable room sizes and occasional noise; bar access can be restricted by private events
Location: Central New Town base near St James Quarter, the Playhouse, bus station and Waverley.
Rooms: Comfortable, individually configured rooms; choose carefully for extra space or Firth of Forth views.
Cleanliness: Clean rooms are a consistent strength across recent guest feedback.
Service: Friendly, attentive staff and thoughtful personal touches draw repeated praise.
Amenities: Free Wi-Fi, a small bar and continental breakfast; do not expect full-service facilities.
Fees and surprises: Breakfast costs extra; late check-in requires advance arrangement and a surcharge; events may limit bar access.
