Axel's take: 8.5/10

A strong city base for comfort and service, but check the spa restrictions. a modern five-star city hotel with a substantial spa, scored for what it is.

This modern five-star on Festival Square is a strong pick for travelers who want comfortable rooms, welcoming service and sightseeing within walking distance. Recent Tripadvisor and Expedia guests repeatedly praise the cleanliness, spacious rooms and helpful staff; breakfast also earns enthusiastic mentions. We'd choose it for dependable comfort and leisure facilities rather than historic Edinburgh character. Book a Castle View room specifically if the outlook matters.

The main caveat is One Spa: the hotel currently advertises restricted midweek Thermal Suite access during improvements, with the steam room and laconium closed even at weekends. The rooftop Hydropool remains open, but access to it and the thermal experiences is not automatically included with every room; the indoor pool, poolside sauna and gym are included. We'd skip it for a spa-focused break unless the hotel confirms exactly what's open and included.

• Best for: couples combining sightseeing and downtime; business travelers wanting full leisure facilities; travelers who prioritize comfort over historic character

• Watch out for: One Spa refurbishment restrictions; Hydropool and thermal access may cost extra; castle views require the right room category

• Location: Walkable Festival Square base for Princes Street, Usher Hall and the Old Town.

• Rooms: Guests regularly praise spacious, comfortable rooms; castle views are category-specific.

• Cleanliness: A consistent strength across recent guest reviews and Booking.com and Expedia category ratings.

• Service: Recent reviews strongly favor the friendly front-desk, concierge and lounge teams.

• Amenities: Indoor pool, poolside sauna and gym included; One Square restaurant and bar on site.

• Fees and surprises: Parking is charged; check spa inclusions and current Thermal Suite, steam-room and laconium restrictions before booking.
