Axel's take: 8.1/10

A strong sightseeing base, but check nearby building work before booking. A modern 4-star chain hotel beside Waverley Station in Edinburgh’s Old Town, scored for what it is.

Leonardo Royal is a modern 4-star chain hotel whose biggest advantage is its position between Waverley Station and the Royal Mile. It’s a strong pick for a rail-based city break: recent Expedia, Tripadvisor and Trip.com guests repeatedly praise clean rooms, comfortable beds and helpful staff. Coffee machines, mini-fridges and a gym add useful comforts, while breakfast generally earns positive feedback. Expect practical chain-hotel comfort rather than boutique character.

The main reservation is construction around the Jeffrey Street development. The hotel’s new extension has been handed over, but the project engineer still describes the wider development as nearing completion, and 2026 guests report building work outside some rooms. Room size, daylight and soundproofing also vary. Request a room away from the works; we’d skip it for a quiet retreat unless the hotel confirms the disruption has ended.

• Best for: Sightseers arriving by train; Couples on an Old Town city break; Families needing triple rooms

• Watch out for: Nearby construction affecting some rooms; Variable room size and daylight; Soundproofing draws recurring criticism

• Location: Excellent for Waverley Station, the Royal Mile and exploring central Edinburgh on foot.

• Rooms: Comfortable beds and useful coffee machines and mini-fridges; space, daylight and noise vary.

• Cleanliness: Strong recent feedback overall, despite occasional housekeeping lapses.

• Service: Friendly, helpful staff are a recurring strength, though problem handling is not uniformly praised.

• Amenities: Restaurant, bar, buffet breakfast, gym and free Wi-Fi; triple and accessible rooms available.

• Fees and surprises: Paid public parking nearby; breakfast depends on your booking; the hotel says displayed rates include the applicable tourist tax.
