Axel's take: 8.6/10

A strong central base with welcoming staff, comfortable rooms and useful spa facilities. a historic 4-star city hotel near Edinburgh Waverley, scored for what it is.

Apex Waterloo Place is a historic 4-star hotel that makes Edinburgh sightseeing easy, with Waverley station, Princes Street and Calton Hill close by. It’s a strong pick for travelers wanting full-service comfort rather than boutique novelty. Booking.com and Expedia guests consistently praise clean rooms, comfortable beds and helpful staff; the indoor pool, sauna and steam room add something worthwhile beyond the location.

The main caveats are room allocation and maintenance. Some rooms face walls or have limited outlooks, and recent Tripadvisor guests describe occasional tired fittings and breakfast-service delays. A major lift refurbishment caused repeated queues through summer 2026; confirm completion before booking if stairs are difficult. We’d choose it for a convenient city break, but skip it if guaranteed views or uniformly polished rooms are priorities.

• Best for: sightseers arriving by train; couples wanting a pool and spa; travelers prioritizing friendly service

• Watch out for: limited or wall-facing room views; lift refurbishment: confirm completion; uneven room maintenance

• Location: Excellent central base near Waverley, Princes Street and Calton Hill, with Old Town walkable.

• Rooms: Comfortable beds and often generous space; outlooks and maintenance vary by room.

• Cleanliness: Strong, consistent praise across Booking.com, Expedia and Tripadvisor.

• Service: Friendly, helpful staff are a recurring strength; breakfast service occasionally falters.

• Amenities: Indoor pool, sauna, steam room, gym, spa treatments and Liberté Brasserie.

• Fees and surprises: No on-site parking; check breakfast inclusion, and confirm whether lift refurbishment is complete.
