Axel's take: 7.5/10

Friendly staff and excellent breakfasts outweigh some tired rooms, but don't expect four-star polish. a small, traditional 4-star city hotel in hilly central Lisbon, scored for what it is.

Hotel Príncipe Real is an 18-room, traditional 4-star city hotel whose strongest assets are its people and breakfast rather than polished interiors. We'd consider it a good sightseeing base if you prefer a small hotel to a full-service property. Booking.com and Expedia guests consistently praise helpful staff and generous breakfasts; some upper-floor rooms also earn praise for spacious layouts and city views.

The trade-offs are steep approaches, uneven room condition and sound insulation. Recent Expedia and Tripadvisor reviews mention street or corridor noise, while some describe worn furnishings and bathroom mold, despite generally strong cleanliness ratings. We'd request a room away from the street and keep expectations below contemporary four-star standards. Skip it if hills are difficult, you're a light sleeper, or fresh bathrooms matter more than personal service.

• Best for: couples on sightseeing breaks; travelers who prefer small hotels; breakfast lovers

• Watch out for: steep uphill approaches; street and corridor noise; uneven room and bathroom condition

• Location: Convenient for Príncipe Real and Avenida da Liberdade, but steep surrounding streets complicate walking.

• Rooms: Some spacious rooms and upper-floor views; furnishings can feel tired and noise carries.

• Cleanliness: Strong overall cleanliness ratings, tempered by bathroom mold reports on Expedia and Tripadvisor.

• Service: Helpful, welcoming staff are the most consistent strength across guest-review sites.

• Amenities: Cooked-to-order breakfast, free Wi-Fi, air conditioning and a lift; parking is limited.

• Fees and surprises: City tax and airport transfers cost extra; booking sites list a minimum guest age of six.
