Axel's take: 8.1/10
A practical Tokyo base with excellent transport and baths, but very little elbow room. a compact 3-star business hotel beside Sengakuji Station, scored for what it is.
This 3-star business hotel is a strong pick for travelers who prioritize easy transport over room space. Sengakuji Station is practically next door, with direct Haneda connections, and JR Takanawa Gateway is a short walk away. Recent Expedia and Ikyu guests repeatedly praise the clean rooms, breakfast and top-floor public baths. Those indoor and open-air baths are a worthwhile extra for this class, making the hotel more appealing than a basic place to sleep.
The main compromise is space: standard singles and doubles are just 11 square meters, with cramped bathrooms and little room for open suitcases. Public baths can get crowded, and the ongoing Sengakuji Station district redevelopment means nearby construction. We'd choose it for solo sightseeing or a short airport-linked stay; couples with large bags should book a larger room or look elsewhere.
-
Best for: solo travelers who pack light; short stays with Haneda connections; budget-minded travelers who enjoy public baths
-
Watch out for: tiny standard rooms and bathrooms; public baths can get crowded; ongoing nearby redevelopment
-
Location: About one minute from Sengakuji Station and five minutes from JR Takanawa Gateway—not directly beside Shinagawa Station.
-
Rooms: Standard singles and doubles are 11 square meters; recent guests repeatedly flag cramped bathrooms and luggage space.
-
Cleanliness: Recent feedback is predominantly positive, with Expedia guests repeatedly praising clean rooms.
-
Service: Generally helpful staff; some Ikyu guests find automated check-in impersonal or front-desk guidance inconsistent.
-
Amenities: Free guest-only indoor and open-air baths on the 21st floor, coin laundry and a Japanese-Western breakfast buffet.
-
Fees and surprises: Breakfast and limited parking cost extra; daily cleaning requires a request between scheduled cleans, and Sengakuji Station district redevelopment is ongoing nearby.
