Axel's take: 8.7/10

Historic character and strong downtown value, with soundproofing the main compromise. A historic mid-range boutique hotel in downtown Spokane, scored for what it is.

Montvale is a historic mid-range boutique hotel that makes a strong case for choosing character over a standard chain room. Tripadvisor and Expedia guests repeatedly praise its cleanliness, welcoming staff, roomy accommodations and comfortable beds. The second-floor atrium, with round-the-clock coffee and tea, adds a useful communal space, while the Fox Theater and downtown restaurants are close by. It’s a strong pick for a concert weekend or a walkable city break.

The main compromise is noise: recent guests mention thin walls, creaking floors and nearby trains, although others report quiet stays. Breakfast means walking to Rosie’s and covers only two guests per room. There’s also a nightly historic-preservation fee, and paid parking is first-come, first-served. We’d skip it if reliable silence or an on-site pool matters more than atmosphere.

• Best for: Concert and theater weekends; Couples who enjoy historic hotels; Downtown exploring on foot

• Watch out for: Thin walls, creaking floors and train noise; Nightly preservation fee; limited paid parking; Breakfast off-site, included for two guests per room

• Location: Walkable entertainment-district setting, particularly convenient for the Fox Theater and Knitting Factory.

• Rooms: Characterful, generally spacious rooms with microwaves and mini-fridges; sound insulation is the weak point.

• Cleanliness: Consistently strong guest feedback across Tripadvisor, Booking.com and Expedia.

• Service: Recent reviews repeatedly describe welcoming, helpful front-desk staff.

• Amenities: Gym, two restaurants and atrium coffee bar; pool and hot-tub access is at sister property Ruby River Hotel.

• Fees and surprises: Nightly preservation fee, paid first-come parking, dog fees and an incidental authorization hold; no room service.
