Axel's take: 8.8/10

A strong downtown pick for apartment comforts, with a few arrival hurdles. a modern, upscale apartment-hotel in downtown Phoenix, scored for what it is.

Placemakr Downtown Phoenix is an upscale apartment-hotel, not a conventional full-service four-star. We'd choose it for the full kitchens, in-unit laundry and useful downtown location, especially on a longer stay. Recent Expedia and Tripadvisor guests repeatedly praise clean apartments, helpful staff and generous shared amenities. The pool, gym, coworking areas and upper-floor lounge give it more appeal than a basic serviced apartment.

The main compromise is hotel-style convenience. Guests mention confusing arrivals, and the official instructions confirm check-in happens at a third-floor office inside ANOVA Central Station; read those directions before parking. The garage costs extra, and daily housekeeping isn't included. We'd skip it if you want a traditional lobby and daily room servicing, but it's a very good fit for independent travelers who will actually use the kitchen and laundry.

• Best for: longer stays and self-catering; downtown business and event trips; families booking two-bedroom apartments

• Watch out for: third-floor check-in inside ANOVA; paid, separately operated parking; no included daily housekeeping

• Location: Central downtown base near light rail, restaurants and major event venues.

• Rooms: Modern studios and apartments with full kitchens and laundry; entry-level studios are compact.

• Cleanliness: Strong overall feedback across Expedia, Booking.com and Tripadvisor.

• Service: Staff earn repeated praise for helpfulness and communication; on-site support is available around the clock.

• Amenities: Outdoor pool in the adjoining Maeve building; gym, lounge, games and coworking spaces in ANOVA.

• Fees and surprises: Parking and extra cleaning cost more; a pre-arrival identity check and incidental card hold are part of the process.
