#1 of 4 hotels in Vieux Nice (Old Town) by Axel's take. Vieux Nice (Old Town) is #4 of 6 places to stay in Nice. The best hotels in Vieux Nice (Old Town), ranked · Where to stay in Nice

Axel's take: 9.0/10

Excellent staff and practical studios, but check the roof-work dates before booking. a small 3-star aparthotel on the edge of Nice’s Old Town, scored for what it is.

AMMI Vieux Nice is a small 3-star aparthotel that gets the essentials unusually right: clean studios, useful kitchenettes and genuinely attentive service. Tripadvisor, Booking.com and Expedia guests consistently praise the staff and walkable location, with Old Town restaurants, trams and the waterfront close by. We'd pick it for an independent city break rather than a full-service hotel holiday.

The compromises are compact entry-level studios, stairs without an elevator and occasional street noise; courtyard-facing rooms are the better bet for light sleepers. More importantly, the hotel announces roof works from November 2, 2026 through March 2027, with possible daytime disturbance and restricted balcony access; Booking.com also warns of scaffolding across all façades. We'd avoid those dates if quiet daytime downtime or a balcony matters, and skip it altogether if step-free access is essential.

Best for: couples exploring Nice without a car; travelers who want a kitchenette; independent city breaks
Watch out for: roof works November 2, 2026–March 2027; stairs only; no elevator; compact studios and possible street noise
Location: Old Town-edge setting near restaurants, tram stops and the waterfront is a consistent guest favorite.
Rooms: Air-conditioned studios with kitchenettes; entry-level units are compact, and courtyard options suit lighter sleepers.
Cleanliness: Strong praise across review sites, supported by high cleanliness ratings on Booking.com and Expedia.
Service: Friendly, responsive staff are the clearest recurring strength across recent guest reviews.
Amenities: Kitchenettes, free Wi-Fi and breakfast options; the current official site lists breakfast at partner restaurant Gaglio.
Fees and surprises: Breakfast and airport transfers cost extra; dogs attract a surcharge and deposit, and roof works may restrict balconies.
