Axel's take: 8.8/10

Playful design and proper comfort make this a strong city-break pick, despite checkout extras. a design-led, upscale 4-star in central Manchester, scored for what it is.

Treehouse is a design-led, upscale 4-star just off Deansgate, and we'd pick it for a Manchester weekend with more personality than a conventional chain stay. Booking.com and Expedia guests consistently praise comfortable beds, cleanliness and helpful staff; Tripadvisor adds plenty of enthusiasm for the woodland-inspired interiors. The walkable location works well for shopping, restaurants and Victoria station. Pip downstairs and the newly opened rooftop restaurant and bars give you good reasons to stay in, too.

The polish isn't universal: recent Tripadvisor guests describe uneven breakfast service and awkward room-lighting controls. Entry-level kings are compact, so check the room category rather than assuming generous space. The biggest irritation is the discretionary accommodation service charge added at departure; ask to remove it if you don't wish to pay. We'd skip it if you prefer understated decor or dislike having to scrutinize checkout extras.

• Best for: couples on city breaks; design-minded travelers; shopping and dining weekends

• Watch out for: discretionary accommodation service charge; compact entry-level king rooms; uneven breakfast service

• Location: Central Deansgate setting, convenient for shopping, Exchange Square trams and Victoria station.

• Rooms: Characterful interiors and well-reviewed beds; entry-level kings are listed at 16 square metres.

• Cleanliness: A clear strength across Booking.com and Expedia, despite occasional individual lapses.

• Service: Usually warm and helpful; breakfast service and explanations of extra charges are less consistent.

• Amenities: Pip restaurant, rooftop Sister Moon and The Nest, plus a 24-hour gym; rooftop venues opened in September 2026.

• Fees and surprises: Discretionary 5% accommodation service charge, city visitor charge and an incidental card hold; independently operated parking underneath costs extra.
