Axel's take: 6.5/10

A workable budget stopover, but cleanliness and noise make it a cautious pick. a basic independent 3-star hotel in Zona 10, scored for what it is.

Villas Santander is a basic independent 3-star in Zona 10, better suited to a short budget stopover than a comfortable city break. Expedia guests often praise the friendly staff, simple rooms and value, while Booking.com's overall rating is more restrained. The restaurant and terrace add appeal, and some travelers find it handy for airport transfers. We'd consider it only with modest expectations.

The concern is inconsistent delivery of the basics: recent guests across sources report dirty linen, bathroom odors, thin walls and unreliable hot water, alongside plenty of clean-room reports. Guests also reported noisy construction in April and May 2026; whether that work has finished is unclear. Numerous stairs and no elevator make luggage awkward. We'd skip it for light sleepers, travelers with limited mobility, or anyone expecting Zona 10's restaurants on the doorstep.

• Best for: budget-minded short stays; travelers using taxis or rideshares

• Watch out for: inconsistent cleaning and hot water; thin walls; construction reported in 2026; many stairs and no elevator

• Location: Zona 10 address, but away from its main restaurant area; plan on rides rather than easy sightseeing walks.

• Rooms: Simple and variable; recurring reports of noise, maintenance shortcomings and unreliable hot water.

• Cleanliness: Many guests praise clean rooms, but repeated recent linen and bathroom complaints weaken confidence.

• Service: Friendliness is a recurring strength, though responsiveness and problem handling are uneven.

• Amenities: Restaurant, terrace, garden and free Wi-Fi; Expedia lists a 24-hour front desk.

• Fees and surprises: Breakfast may cost extra; confirm parking arrangements and whether reported construction has ended.
