#9 of 9 hotels in Downtown & Court Avenue by Axel's take. Downtown & Court Avenue is #1 of 5 places to stay in Des Moines. The best hotels in Downtown & Court Avenue, ranked · Where to stay in Des Moines
Axel's take: 6.7/10
Useful for hospital visits and events, but maintenance and parking weaken the case. an older 3-star full-service hotel beside I-235 near MercyOne, scored for what it is.
This older 3-star Holiday Inn is a practical rather than polished base near MercyOne and the Iowa Events Center. We'd consider it for a short hospital or event visit, with expectations kept modest. Expedia guests repeatedly praise friendly staff and clean rooms, while the indoor pool, restaurant and bar give it more useful facilities than a basic overnight stop.
The drawbacks are more than cosmetic: recent Expedia and Tripadvisor reviews repeatedly describe dated rooms and unreliable air-conditioning, with highway noise another consideration. Guests through September 2026 also report the main parking area closed, requiring a walk from a lot across the street; confirm arrangements before arrival, especially with limited mobility. Breakfast isn't automatically included, and shuttle availability needs checking directly. We'd skip it for a quiet retreat or dependable, freshly updated comfort.
-
Best for: short MercyOne hospital visits; travelers attending nearby events
-
Watch out for: main parking area closure and off-site walk; recurring air-conditioning complaints; dated rooms and highway noise
-
Location: Convenient for MercyOne and the events district, but beside I-235 rather than in the downtown dining core.
-
Rooms: Dated furnishings and recurring cooling problems undermine otherwise comfortable stays.
-
Cleanliness: Many guests report clean rooms; occasional odor and bathroom complaints make consistency less convincing.
-
Service: Friendly, helpful staff are a recurring strength, although problem handling receives mixed feedback.
-
Amenities: Indoor pool, fitness room, restaurant and bar; confirm shuttle hours and availability directly.
-
Fees and surprises: Breakfast may cost extra; recent guests report closed main parking and free replacement parking across the street.
