Omni hotels rated: 5.6/10 for how they treat paying guests
Rank 16 of 21 · Know the catches · Updated October 27, 2026
5.6/10
Strong hotels, costly fees and too little room to cancel
Our take: We'd book Omni for a planned luxury stay, not a trip likely to change.[1][Axel data] Its strong hotel results are offset by mandatory charges, restrictive cancellation windows and substantial property-specific extras.[2][3][Axel data]
Best for
- Trips with firm dates
- Direct-booking repeat guests
- Flexible-date free-night redemptions

Mandatory charges extend beyond resorts, often reach $35 or more, and persist after several fee-disclosure settlements.
Cancellation deadlines frequently require several days' notice, and some resorts collect deposits before arrival.
Refundable bookings leave some room to rebook, but prepaid offers prohibit changes and current best-rate-guarantee terms remain unclear.
Free membership is accessible, but third-party website bookings lose room rewards and in-stay benefits; eligible ancillary spending still earns credit.
Flat-price awards include room taxes and applicable resort and destination fees, but blackouts, fixed credit expiry and conflicting award-benefit terms reduce their value.
Property-specific terms include substantial incidental holds, early-departure penalties and expensive pet or checkout charges.
Strong reviewed stays gain support from first- and second-place J.D. Power finishes, although housekeeping and maintenance complaints recur at specific hotels.
Fees survive the disclosure settlements
Omni reached fee-disclosure settlements involving Colorado, Pennsylvania, Texas and Nebraska, with requirements addressing prominent fee-inclusive prices or first-page disclosure.[4][5][6][7] Those agreements address how prices are displayed, not whether hotels may charge mandatory fees.[4][7] We could not confirm current first-screen performance across Omni's website and app, or equivalent pricing practices in Canada.[8][7]
Rates Axel's suppliers quoted from September 26 to October 25, 2026 covered 9,728 rates at 22 Omni hotels.[Axel data] Mandatory property fees appeared on 36% of those rates, and 36% of the 22 hotels had one on most rates; the typical charge where recorded was $35 a night. These shares are a floor, not a ceiling, because suppliers sometimes omit hotel fees from quotes.
Two examples show why both destination charges and parking matter: San Francisco publishes a $35 daily destination charge plus tax, while La Costa publishes a $55 daily resort charge subject to government fees and taxes.[9][10] La Costa separately charges $45 overnight for self-parking or $68 for valet.[11]
Parking is bundled differently elsewhere: for example, Barton Creek includes self-parking in its $45 daily resort charge, while Interlocken lists it within a $30 destination charge.[12][13] Treat Interlocken's advertised complimentary parking as an inclusion, not evidence of a fee-free stay.[13]
Flexible rarely means last-minute
Omni's published cancellation deadlines vary substantially by hotel rather than following one dependable cutoff.[14][15][12][16] As city-hotel examples, Boston Seaport requires cancellation by noon two days before arrival, while Atlanta Centennial Park requires noon seven days before arrival unless otherwise stated.[14][15] Both publish a one-night room-and-tax penalty for late cancellation, with prepaid reservations excluded from those policies.[14][15]
Among the same rates across 22 hotels, 58% were refundable.[Axel data] Of those refundable rates, 54% required cancellation at least 72 hours before check-in, 43% allowed it 24 to 72 hours before, and just 3% allowed it less than 24 hours before. We would pay particular attention to the deadline, not simply the refundable label.
Advance-purchase discounts buy much less flexibility: examples at Louisville and Fort Lauderdale advertise 20% and 25% savings respectively, with full non-refundable prepayment and no changes.[17][18] Fort Lauderdale's offer also conflicts on booking lead time, with 14 days in the heading and 21 days in the terms.[18]
Omni says reservation agents can change an existing booking, but we could not confirm a promise to apply a later price reduction.[19] We could not confirm current best-rate-guarantee terms or a functioning claim route; its former guarantee address now leads to reservation FAQs.[20] A refundable reservation leaves room to cancel and rebook at a lower price before its deadline, but do not count on a guarantee to rescue a locked-in rate.[14][12][20][17]
Third-party bookings lose loyalty benefits
Select Guest terms exclude third-party website room bookings from room-night Omni Credits, room-rate Tier Dollars and entitlement to in-stay loyalty benefits.[21] That applies to every such booking, including for existing elite members, and covers upgrades, beverage benefits and late checkout.[21] Eligible non-room purchases charged and paid to the individual room folio can still earn credits and status credit.[21]
Select Guest is free to join online or at the front desk, and entry-level benefits on eligible stays include Wi-Fi, arrival water and a welcome drink.[22][23] We could not confirm a standing chain-wide member-rate percentage discount.[24][25] Omni publishes a rate-parity commitment, but that is not proof its own website is always cheapest.[24][19]
Families seeking guaranteed connecting rooms face another channel restriction: Stay Together is available only through Omni's website or call center.[26] The guarantee carries a hotel-dependent fee, waived for Icon members logged in when booking.[26]
Predictable awards, less predictable benefits
Select Guest charges a flat 100 Omni Credits per free night at participating hotels, rather than varying the price by property or cash rate.[23] Members and Insiders earn five credits per qualifying night, while Champions and Icons earn ten, making an award 20 or ten qualifying nights before ancillary earnings.[27] Award nights include room taxes, resort charges and destination fees, but blackout dates and availability restrictions still apply.[21][22][28]
Credits expire individually three years after issuance, and later activity does not extend them.[21] Separately, Omni may close an account after 24 months without a qualifying stay or award or credit redemption.[21] The January 2024 conversion preserved existing balances' free-night purchasing power, rather than reducing it through the change in credit units.[22]
Annual status requires $1,000 in Tier Dollars for Insider, $4,000 for Champion and $8,000 for Icon.[29] Upper-tier upgrades and extended check-in or checkout are subject to availability, and the published beverage benefits are not a full-breakfast entitlement.[29][27] There is also an unresolved award-night conflict: the terms deny in-stay benefits on award rates, while Icon marketing offers availability-dependent suite upgrades on free nights.[21][23] Get any important award-night benefit confirmed in writing before relying on it.[21][23]
Check holds and departure penalties
Omni's reservation FAQ warns that debit-card authorizations cover the stay plus nightly incidentals, and unused funds can remain unavailable for 72 hours or longer after checkout.[30] Property examples go further: Homestead publishes a $300-per-night incidental authorization, above the FAQ's stated potential $200 amount.[30][3] Grove Park Inn publishes a $150 daily hold and says release can take seven to ten business days after departure under its debit-card policy.[31]
Leaving early can also cost money: for example, La Costa charges $75, but minimum-night bookings and holiday packages can be charged for the full reservation.[10] Barton Creek says early departure forfeits the first-night deposit, including its resort charge and tax, with full-reservation charges possible on minimum-night and holiday packages.[12]
Homestead separately lists a $10-plus-tax nightly Historic Preservation Fund charge alongside its $49 resort charge, without stating an opt-out.[3] Its dog policy adds $200 per room plus $50 per dog per night.[3] As another pet-cost example, Grove Park Inn charges $350 per room per stay for dog cleaning.[31]
Paid checkout extensions can be expensive: for example, Fort Lauderdale lists $150 until 2 p.m. or $250 until 4 p.m., subject to availability.[32] There are clearer inclusions too: La Costa says its published spa rates already include a 20% service charge, rather than adding that charge afterward.[33]
The hotels are the stronger argument
Across 29 Omni hotels Axel has reviewed, the average take was 8.5, with 93% scoring at least eight and 3% below seven.[Axel data] These scores judge each hotel against its class and price, and the small group should not stand alone as proof of portfolio-wide performance.
J.D. Power provides strong supporting evidence: Omni ranked second among 20 Upper Upscale brands in 2026, scoring 733 against a segment average of 713.[2] It ranked first in 2025 at 731, and those two leading finishes strengthen our confidence beyond the small group of reviewed hotels.[34][2][Axel data] Do not extend a numerical trend into 2024, because J.D. Power redesigned the study for 2025.[34]
The named Omni resorts are individual properties, not separate chain-wide brand tiers, so property selection matters more than treating each name as a different brand.[35] Two positively recognized examples are Mokara Hotel & Spa, a 2026 Forbes Four-Star hotel, and Boston Seaport, second in Condé Nast Traveler's 2026 Boston reader awards.[36][37]
There are weaker property-level signals too: recent Corpus Christi reviews repeatedly raise housekeeping concerns, while Atlanta Centennial Park reviews describe maintenance and service follow-through problems.[38][39] These are examples, not evidence that the whole chain shares those problems, and both properties also receive positive reports.[38][39] Atlanta's materially different Tripadvisor and Expedia aggregates are another reason to read recent comments rather than rely on one platform's headline rating.[39][40]
- Axel's take, 29 Omni Hotels & Resorts hotels reviewed: average 8.5/10; 93% score 8 or higher, 3% score below 7. Each hotel is scored for what it is, against its class and price. Across all hotels Axel has reviewed, the average is 8.1 and 8% score below 7.
- Rates Axel's suppliers quoted, September 26 to October 25, 2026: 9,728 rates at 22 hotels. 59% were refundable, and 3% of those could be cancelled free until less than 24 hours before check-in. 36% of hotels added a mandatory resort, destination or similar fee to most rates (typically $35 a night where charged).

Which Omni Hotels & Resorts brands to book
- Omni Hotels (Solid): We'd shortlist Omni's city hotels, supported by its second-place 2026 J.D. Power result, but check each hotel's destination charge and cancellation deadline.[2][9][15]
- Omni Resorts (Mixed): Compare individual properties rather than assuming uniform terms: examples include Amelia Island's $50 daily resort charge and seven-day cancellation deadline.[41]
- Mokara Hotel & Spa (Our pick): Our clearest spa-hotel pick, with 2026 Forbes Four-Star recognition for both the San Antonio hotel and its spa.[36]
- Omni Boston Hotel at the Seaport (Solid): A strong city-hotel candidate with recent reader recognition, but budget for a $35 daily destination fee and a noon cutoff two days before arrival.[37][14]
- Omni Mount Washington Resort & Spa (Mixed): The $45 nightly resort fee is subject to 8.5% tax.[42] We could not confirm completion of the Historic Wing renovation announced for summer 2026.[43]
- Omni Barton Creek Resort & Spa (Solid): Recent Texas resort reader recognition supports the shortlist, and its $45 daily resort charge includes self-parking.[44][12] The first-night deposit includes the resort charge and tax, with a 72-hour refund cutoff.[12]
- Omni La Costa Resort & Spa (Mixed): Price the full stay carefully: the $55 daily resort charge sits alongside overnight parking of $45 for self-parking or $68 for valet.[10][11]
How to book Omni Hotels & Resorts well
- Choose a refundable rate if your plans may change, and record its exact deadline rather than assuming cancellation remains free until the day before arrival.[15][Axel data]
- Skip advance purchase if you may need different dates, since published examples prohibit both refunds and modifications.[17][18]
- Before you book, compare the total including mandatory charges and any parking you need, not just the room rate.[10][9][11]
- Choose qualifying direct bookings if Select Guest room rewards or elite benefits matter, because third-party website bookings exclude them.[21]
- Before paying with a debit card, ask for the hotel's full authorization amount and expected release timing.[30][3][31]
- Choose free-night redemptions for expensive eligible stays when dates are available, since the price stays at 100 credits and room taxes and applicable resort and destination fees are covered.[23][21][22][28]

What would raise the score
- Fold mandatory resort, destination and preservation charges into the room rate instead of maintaining separate compulsory charges.
- Set a chain-wide flexible-rate cancellation deadline no earlier than 24 hours before arrival, with matching deposit-refund terms.
- Publish a workable best-rate guarantee and a clear procedure for applying lower prices to existing refundable bookings.
- Reconcile award-night benefit terms, confirm certificate expiry and let qualifying activity extend credit validity.
Questions about Omni Hotels & Resorts
Does Omni charge resort fees at city hotels too?
Yes, some city hotels impose destination charges: examples include $35 daily at San Francisco and Boston Seaport, and $22 at Austin Downtown.[9][14][45] These examples do not mean every Omni hotel charges one.[Axel data]
Can I cancel an Omni booking free until the day before arrival?
Do not assume so: published examples range from two days at Boston Seaport to seven days at Atlanta Centennial Park and Amelia Island.[14][15][41] Your reservation's specific rate and deadline control, and prepaid offers can be non-refundable.[45][17]
Will Omni refund the difference if my room price drops?
We could not confirm a promise to apply later price reductions or current best-rate-guarantee terms.[20][19] A refundable rate can leave room to cancel and rebook before its penalty deadline.[14][12]
Do I keep Select Guest benefits if I book through a third-party website?
No: every third-party website room booking is nonqualifying for room-night credits, room-rate status credit and entitlement to in-stay benefits, including upgrades, drinks and late checkout.[21] Eligible non-room spending charged and paid to your individual room folio can still earn credits and Tier Dollars.[21]
Do Omni free nights cover resort fees and taxes?
Yes: award terms include room taxes and applicable resort fees, and the loyalty FAQ explicitly waives destination fees too.[21][22] Parking and other charges can remain payable, and award availability is restricted.[21][28]
Do Omni Credits expire if I keep using my account?
Yes: each credit expires at month-end three years after issuance, and subsequent activity does not extend it.[21] Separately, Omni may close accounts after 24 months without a qualifying stay or award or credit redemption.[21]
