Red Roof hotels rated: 5.5/10 for how they treat paying guests

Our take: We'd book Red Roof only after checking the individual hotel, not on the brand name alone.[1][2][Axel data] It suits an economy stay with one pet at Red Roof Inn or PLUS+, but local charges, deposits and weak hotel consistency are the catch.[3][4][5][6][7][Axel data]

A price promise, not a no-fee promise

Red Roof promises that rates and fees quoted through direct booking will match what guests pay at check-in.[8] US lodging offers have been required to include mandatory fees in the upfront price since May 12, 2025, but that legal requirement alone does not demonstrate compliance by any particular hotel.[9]

Across 286 rates Axel's suppliers quoted at 12 US hotels from September 26 to October 25, 2026, none carried a property-imposed mandatory fee.[Axel data] That is a small sample, and suppliers can omit fees, so zero is not a chain-wide no-fee guarantee. For example, Red Roof Inn Suffolk publishes a $2.50 nightly service fee, while SPOT X Hotel Orlando in The Red Collection charges $15.99 plus tax per room per night.[7][6]

Red Roof says many locations offer complimentary parking, not that parking is universally free.[3] Paid examples include PLUS+ Miami Airport at $16 plus tax nightly for regular-sized vehicles and PLUS+ Columbus Downtown at $20 per vehicle per day.[10][11]

Useful flexibility, with booking-specific limits

Red Roof sets cancellation terms by property, rate plan and booking channel rather than publishing one universal deadline.[3] Its general online-reservation guidance specifies a one-night charge for missing the applicable cancellation deadline.[3] The public Advance Purchase offer advertises savings up to 15%, with a stated average of 12%, but requires full prepayment and gives no refunds or credits for cancellation or reservation changes.[12]

Among the same rates at 12 hotels, 63% were refundable; of those refundable rates, 64% allowed free cancellation less than 24 hours before check-in.[Axel data] That makes a flexible rate worth considering, but the reservation's actual deadline still controls.[3] For a later price drop, we'd check replacement availability before cancelling; Red Roof's online editing instructions do not promise a downward rate adjustment for an unchanged stay.[13][3]

RediPromise matches an eligible competing rate and awards 8,500 points for Red Roof Inn or PLUS+, or 14,000 for The Red Collection, after the qualifying stay.[8][14] You must book through redroof.com or 1-800-RED-ROOF and claim within 24 hours of booking and at least one business day before arrival, with matching room and cancellation terms.[8][15] Hotel-direct reservations and several named sellers, including Super.com and Traveluro, are excluded.[14][15] Crucially, the guarantee does not cover a lower rate also available on redroof.com, so it is not protection against the chain's own later price cuts.[15]

Join free, but compare outside prices

RediRewards is free to join, and member rates require signing in or providing a membership number through an eligible direct channel.[16][17] Those rates cover one personally occupied room per night at US hotels.[16] We'd treat free membership as a small gate, not a reason to stop comparing total prices and cancellation terms.[16][3]

Third-party bookings do not earn RediPoints, not just reservations through a few named websites; the terms provide a specific exception for Egencia bookings using rate plan SEGEN and a membership number.[17] The advertised Guest Room Type Guarantee covers website, call-center and hotel-direct reservations, without extending that promise to OTA bookings.[8] We could not confirm whether third-party guests retain the published bottled-water and 8 p.m. check-in member benefits.[18]

Points favor frequent, flexible travelers

Eligible direct-booked stays at Red Roof Inn, PLUS+ and The Red Collection earn 10 points per dollar.[18] The benefits page publishes free-night levels of 8,500 points for Inn and PLUS+, and 14,000 for The Red Collection, but the FAQ says requirements vary by destination and date, so do not treat those figures as guaranteed nightly ceilings.[16][3]

RediPoints expire after 14 consecutive months without RediRewards stay activity, and expired points cannot be reinstated.[17] Hotels may impose unlimited blackout dates and restrict free-room inventory during special events, which makes saving points for a particular trip less dependable.[17]

HomeTowne Studios stopped earning and redeeming points on November 1, 2025, following an August member email, although member-exclusive rates remain available.[18][19] Red Roof announced planned tiers and redemption enhancements on October 2, 2026, but did not publish a launch date or qualification thresholds, so we would not book for those prospective benefits.[20]

Check deposits, pets and safe charges

Security deposits vary by hotel and stay type rather than following one published chain-wide amount.[3] As examples, PLUS+ Nashville Airport requires a refundable $50 credit-card deposit and rejects cash and prepaid cards, while HomeTowne Studios Lancaster requires $100 cash for daily stays or $150 for weekly and monthly stays.[21][22]

At Red Roof Inn and PLUS+, the standard policy allows two cats or dogs up to 80 pounds each, with the first free and the second costing $15 nightly, capped at $105 for stays of seven or more nights.[5] The standard policy prohibits an extra pet deposit or pet-cleaning charge at check-in, apart from actual damage, but HomeTowne Studios and The Red Collection have property-specific variations.[5]

Early-departure refunds depend on management and reservation terms, with no refunds or credits on prepaid, advance-purchase or nonrefundable rates.[3] Other charges vary: for example, Red Roof Inn Danville applies a $2 nightly safe fee to all reservations, while PLUS+ Jacksonville Southpoint charges $25 plus tax for 1 p.m. checkout, $40 plus tax for 2 p.m., and potentially a full room rate later.[23][24] At HomeTowne Studios, advertised kitchen facilities also do not mean cookware is included, since dish kits and coffee pots may be sold separately.[25]

The individual hotel matters most

Among 32 hotels Axel has reviewed, the average was 6.42 out of 10, 69% scored below 7 and none reached 8.[Axel data] These ratings judge each hotel against its class and price, so the weak result is not a penalty for offering basic accommodation. The identifiable Red Roof Inn group averaged 6.34 across 19 hotels, with 74% below 7.

J.D. Power's July 2026 study placed Red Roof Inn eighth of 13 economy brands, scoring 549 against a segment average of 558.[1] HomeTowne Studios ranked last of five economy extended-stay brands, scoring 535 against its segment average of 562, making it our clearest caution within the portfolio.[2]

PLUS+ advertises upgraded amenities and smoke-free locations, while The Red Collection offers midscale hotels with property-specific facilities.[4][26] Neither has a separately published result in J.D. Power's 2026 brand roster, so we would not assume either label guarantees a stronger stay.[27] PLUS+'s hot breakfast, interior corridors and upgraded bathrooms were announced as planned developments on October 2, 2026, not completed features at every location.[20]

Which Red Roof brands to book

• Red Roof Inn (Mixed): Worth checking for an economy stay with one pet, but the brand's below-segment satisfaction result makes individual-hotel checks essential.[3][5][1]
• Red Roof PLUS+ (Mixed): Expect advertised upgraded amenities and smoke-free locations, not universal delivery of the hot breakfast and other improvements announced in October 2026.[4][20]
• The Red Collection (Mixed): Choose by the hotel's own facilities and total price: amenities vary, and SPOT X Orlando is one example with a $15.99-plus-tax nightly service fee.[26][6]
• HomeTowne Studios (Skip if you can): We'd skip it as a default extended-stay choice: it ranked last in its J.D. Power segment and no longer earns or redeems RediPoints.[2][18]

How to book Red Roof well

• Choose Red Roof Inn or PLUS+ if you travel with one qualifying pet, but confirm the hotel's restrictions before booking.[5]
• Skip Advance Purchase if your plans could change, since its advertised savings come with full prepayment and no cancellation or change refunds.[12]
• Before booking a flexible rate, record the exact cancellation deadline rather than relying on the chain's no-cancellation-fee marketing.[3][8]
• Book through an eligible direct channel if RediPoints matter, since ordinary third-party bookings do not earn them and HomeTowne Studios earns none through any channel.[3][17]

Does Red Roof charge resort or service fees?

Some hotels publish service fees, so Red Roof is not categorically fee-free.[6][7] Examples include $2.50 nightly at Red Roof Inn Suffolk and $15.99 plus tax per room per night at SPOT X Hotel Orlando in The Red Collection.[7][6]

Can I cancel a Red Roof reservation on arrival day?
