Axel's take: 7.0/10

Useful budget basics, but housekeeping and room condition need more consistency. a no-frills 2-star hotel off Highway 280, scored for what it is.

This no-frills 2-star off Highway 280 is a reasonable budget stop if convenience matters more than polish. Free breakfast, parking and an indoor pool give it practical appeal, and the location works for Grandview Medical Center and shopping around The Summit. Expedia and Tripadvisor guests regularly praise helpful staff, comfortable beds and breakfast. We'd consider it for a short, car-based stay rather than a hotel-centered getaway.

The catch is consistency. Recent reviews across several sites describe dated bathrooms, musty rooms and uneven cleaning, alongside plenty of clean, comfortable stays. Those complaints are too repeated to dismiss, though they don't define everyone's experience. Expect an incidental deposit, and confirm payment requirements before arrival. We'd skip it if reliably spotless rooms, fresh interiors or easy sightseeing on foot are priorities.

• Best for: budget-minded overnight stops; Grandview Medical Center visitors; travelers with a car

• Watch out for: uneven housekeeping and musty-room reports; dated bathrooms and furnishings; incidental deposit at check-in

• Location: Convenient for Highway 280, Grandview Medical Center and The Summit; better with a car.

• Rooms: Microwaves and refrigerators are useful, but guests repeatedly flag dated bathrooms and occasional mustiness.

• Cleanliness: Many clean-stay reports, counterbalanced by recurring recent complaints about bedding, floors and bathrooms.

• Service: Friendly, helpful staff earn frequent praise; some guests report difficult check-in or deposit handling.

• Amenities: Free breakfast, Wi-Fi and self-parking, plus an indoor pool and guest laundry.

• Fees and surprises: An incidental deposit is listed; Choice specifically flags holds for cash or debit-card guests.
