Axel's take: 8.5/10

A strong suburban stop for clean rooms, friendly staff and practical extras. A straightforward 3-star suburban hotel near I-459 and Grandview Medical Center, scored for what it is.

This straightforward 3-star Fairfield in Colonnade Corporate Park is a strong pick for a road-trip stop, business visit or appointment at Grandview Medical Center. Recent Expedia and Tripadvisor guests repeatedly praise clean, spacious rooms and genuinely helpful staff; Booking.com feedback echoes those strengths. Included hot breakfast and free parking make it good value for travelers who want the basics done well rather than full-service hotel extras.

The trade-off is the suburban setting: nearby restaurants are handy, but plan on driving for downtown sightseeing. Breakfast generally earns praise, though some guests find it ordinary. The pool is outdoors, not indoors as some listings suggest, and Marriott confirms there is no airport shuttle. We'd skip it for a car-free city break or if an indoor pool is essential.

• Best for: Road-trippers with a car; Colonnade business travelers; Grandview Medical Center visitors

• Watch out for: Driving needed for downtown sightseeing; Outdoor pool only; No airport shuttle

• Location: Convenient for I-459, Colonnade dining and Grandview Medical Center; less suited to car-free sightseeing.

• Rooms: Guests commonly describe spacious, comfortable rooms with a modern feel.

• Cleanliness: A consistent strength across recent Expedia and Tripadvisor feedback and Booking.com ratings.

• Service: Friendly, helpful staff receive repeated praise across the reviewed sites.

• Amenities: Included hot breakfast, outdoor pool, fitness center, guest laundry and EV charging.

• Fees and surprises: On-site parking is free; incidental authorization may be required, and pets are not allowed.
