Axel's take: 7.7/10

A practical Greenlane base with generous rooms, but uneven polish. A simple self-catering motel in Greenlane, not a full-service 4-star hotel, scored for what it is.

Royal Park Lodge is a straightforward self-catering motel rather than the full-service 4-star hotel its listing might suggest. We'd consider it a good-value base for a short Greenlane stay: kitchenettes, free parking and roomy studios cover the essentials. Booking.com guests praise space, comfortable beds and cleanliness, while recent Expedia reviews repeatedly highlight friendly staff. It's particularly useful for nearby hospital appointments and showground visits.

The compromise is condition, not a lack of space. Tripadvisor and Expedia guests describe visible wear, despite Booking.com listing a late-2023 refurbishment of ground-floor units. Cleaning feedback is mostly positive, but not unanimous. Ask about a refurbished ground-floor room if stairs or dated fittings would bother you; there is no lift. We'd skip it for a polished hotel experience or a stay centered on downtown sightseeing.

• Best for: Short Greenlane stays with a car; Hospital and showground visitors; Families wanting kitchenettes

• Watch out for: Uneven room condition; Upstairs rooms without a lift; Limited reception hours

• Location: Practical for Greenlane hospitals and showgrounds, with buses and a railway station nearby.

• Rooms: Spacious kitchenette studios; Booking.com dates ground-floor renovations to late 2023, but wear still attracts complaints.

• Cleanliness: Generally praised across booking sites, with occasional recent criticism of cleaning standards.

• Service: Friendly staff recur in recent reviews; arrange arrivals after 9 PM in advance.

• Amenities: Free Wi-Fi, air conditioning and kitchenettes; the official site directs breakfast guests to a nearby café.

• Fees and surprises: On-site parking is free; confirm room category and step-free access before booking.
