Axel's take: 8.8/10

A strong downtown base that puts room comfort ahead of hotel extras. A modern, limited-service downtown hotel with studio rooms, scored for what it is.

Imagine Beach Road is a modern, limited-service city hotel, and we'd pick it for a comfortable Auckland break without paying for facilities you won't use. Booking.com and Expedia guests repeatedly praise clean rooms, comfortable beds, generous bathrooms and helpful staff. Its downtown position works particularly well for Britomart, waterfront outings and Spark Arena events. For this kind of straightforward stay, it delivers very well.

The compromise is the hotel around the room: don't expect an on-site restaurant, gym or pool, and parking is paid and off-site. Check whether your booking includes housekeeping, since unserviced options are sold too. Late arrivals should confirm reception arrangements: the hotel's website advertises 24-hour reception, while Expedia lists limited hours. We'd skip it if full-service facilities or easy car access matter most.

• Best for: Car-free city breaks; Spark Arena concertgoers; Couples prioritizing room comfort

• Watch out for: Paid off-site parking; Limited on-site leisure and dining facilities; Confirm late-arrival and housekeeping arrangements

• Location: Convenient downtown base for Britomart, waterfront attractions and Spark Arena.

• Rooms: Modern studios; guests consistently praise bed comfort and spacious bathrooms.

• Cleanliness: A particular strength, with high cleanliness ratings on both Booking.com and Expedia.

• Service: Generally friendly and helpful; official and Expedia reception-hour listings conflict, so confirm late arrivals.

• Amenities: Free Wi-Fi, bar fridges and laundry service; workouts and swimming require nearby facilities.

• Fees and surprises: Paid off-site parking; Expedia also lists a damage deposit and credit-card surcharge. Unserviced room options need care when booking.
