Axel's take: 9.1/10

An excellent practical base, with standout cleanliness and welcoming hosts. a comfortable independent motel near Ellerslie, not a full-service hotel, scored for what it is.

Greenlane Manor is a comfortable independent motel near Ellerslie, and a strong pick for travelers who value spotless rooms over hotel extras. Recent Tripadvisor, Booking.com and Expedia guests consistently praise the cleanliness, comfortable beds and helpful hosts; many also find it surprisingly quiet beside a main road. Free secure parking and useful in-room cooking facilities make it particularly convenient for drivers, family visits and nearby events.

Choose the room carefully: Standard Studios face the road and offer microwave-level cooking, while Deluxe King Studios add a hotplate, jetted bath and balcony but require stairs. This is a practical suburban base, not somewhere to step straight into downtown sightseeing. We'd skip it for a full-service hotel experience; otherwise, it delivers unusually well on the motel basics.

• Best for: drivers wanting secure parking; Ellerslie event visitors; visiting friends and family

• Watch out for: room types have different cooking facilities; no lift to upstairs studios; outside the downtown sightseeing core

• Location: Near Ellerslie station, motorway access, Cornwall Park and event venues; not downtown.

• Rooms: Comfortable, well-equipped studios; Standard rooms face the road, Deluxe Kings sit upstairs away from it.

• Cleanliness: A clear strength, repeatedly praised across recent reviews on several sites.

• Service: Guests consistently describe welcoming, helpful hosts and good room servicing.

• Amenities: Free secure parking, Wi-Fi and air conditioning; kitchenettes and jetted baths depend on room type.

• Fees and surprises: Breakfast costs extra; Expedia lists a credit-card surcharge and limited check-in hours.
