Exceptional apartment comfort if you prefer waterfront calm to a central address. a stylish 4-star waterfront apartment-hotel in Amsterdam’s Houthaven, scored for what it is.

The July – Boat & Co is a stylish 4-star apartment-hotel that makes a strong case for staying outside Amsterdam’s historic centre. Booking.com, Expedia and Trip.com guests consistently praise spacious, well-equipped apartments, comfortable beds, cleanliness and genuinely helpful staff. Kitchens make longer stays practical, while Vessel’s waterfront terrace, the gym and sauna give it more appeal than a straightforward serviced apartment. It’s an excellent pick for families and travelers who want room to unwind after sightseeing.

The main compromise is location: expect a bus or bike ride, or roughly a half-hour walk to Centraal, rather than attractions immediately outside. Short-stay housekeeping must be requested, and complimentary bikes are advertised as a direct-booking benefit. ZenHotels also flags neighboring construction, although current disruption is unconfirmed. We’d skip it for a brief, walking-only sightseeing trip; for a calmer, longer stay, the trade-off looks worthwhile.

• Best for: families wanting apartment space; longer stays with self-catering; couples preferring waterfront calm

• Watch out for: outside the historic sightseeing centre; short-stay cleaning requires a request; neighboring construction notice needs checking

• Location: Residential Houthaven waterfront; bus and bicycle connections help offset the distance from central attractions.

• Rooms: Studios start at 34 square metres, with kitchens; larger family and two-bedroom layouts are available.

• Cleanliness: Consistently strong guest feedback; short-stay cleaning is on request, with different arrangements for longer stays.

• Service: Recent reviews repeatedly praise welcoming reception staff, helpful advice and responsive communication.

• Amenities: Vessel restaurant and terrace, gym, sauna, steam room and laundry facilities; free bikes are a direct-booking benefit.

• Fees and surprises: Allow for city tax, a deposit and paid parking; breakfast inclusion varies, and ZenHotels’ construction warning is unconfirmed.
