Axel's take: 9.1/10

An excellent simple beach base, with standout cleanliness rather than resort polish. a simple independent motel with apartment-style suites near Upham Beach, scored for what it is.

Carlton House is a simple independent motel with apartment-style suites, and a strong pick for travelers who value cleanliness over fancy surroundings. Expedia and Booking.com guests consistently praise clean rooms, comfortable beds and helpful staff; Tripadvisor feedback reinforces that picture. Kitchens in selected units, a small outdoor pool and walkable access to Upham Beach and restaurants make it especially practical for a longer, self-catering stay.

The trade-off is old-school motel character, not beachfront resort living. Some guests still describe dated interiors, despite others reporting refreshed rooms. Booking.com’s Wi-Fi score trails its other categories, so we wouldn’t choose it for connectivity-dependent work. Reception has limited hours, and late arrivals need advance arrangements. Skip it if you want contemporary design, direct beach access or round-the-clock service.

• Best for: value-minded beachgoers; self-catering couples and families; longer stays

• Watch out for: Wi-Fi receives weaker ratings; Limited reception and late check-in hours; Older motel styling; not beachfront

• Location: Walkable to Upham Beach, Corey Avenue and nearby restaurants, rather than directly on the sand.

• Rooms: Comfortable, simply furnished rooms and suites; kitchen facilities vary by unit, and decor feedback is mixed.

• Cleanliness: The clearest strength, with consistently strong praise across Expedia, Booking.com and Tripadvisor.

• Service: Guests repeatedly praise helpful staff; arrange arrivals after 7:30 p.m. in advance.

• Amenities: Outdoor pool, laundry facilities and free Wi-Fi; no elevator.

• Fees and surprises: Expedia lists free self-parking and deposit requirements; confirm parking arrangements and deposit terms before arrival.
