Axel's take: 7.7/10

Good downtown value and welcoming staff, but elevator works are a significant drawback. An older, practical mid-range hotel in downtown São Paulo, scored for what it is.

DELPLAZA Excelsior is an older mid-range hotel near República metro, strongest on practical comfort rather than polish. It's a good-value base for downtown sightseeing and shopping: Booking.com and Expedia guests repeatedly praise the helpful staff, comfortable beds, cleanliness and included breakfast. We'd choose it for convenience and service, not stylish rooms.

The main reservation is elevator renovation, confirmed by management on Tripadvisor, with repeated summer 2026 reports of long waits and reduced service; confirm progress before booking. Rooms and bathrooms also show their age, and guests mention noisy window air conditioners and avenue-facing rooms. Some recent reviewers felt uncomfortable outside at night. We'd skip it if dependable elevator access, quiet sleep or a reassuring evening stroll matters most.

• Best for: Value-minded downtown sightseers; Shopping trips using public transport; Travelers prioritizing breakfast and service

• Watch out for: Elevator renovations and long waits; Dated rooms and noise; Uneasy surroundings after dark

• Location: Near República metro and downtown attractions; some guests feel uncomfortable outside at night.

• Rooms: Comfortable beds, but aging bathrooms, window air conditioners and avenue noise recur in feedback.

• Cleanliness: Generally a strength across Booking.com and Expedia, despite the property's dated condition.

• Service: Friendly, helpful staff are among the most consistent positives across sites.

• Amenities: Included buffet breakfast, free Wi-Fi and a restaurant; don't assume the catalog's gym is available.

• Fees and surprises: Parking costs extra and guests describe an off-site garage; confirm elevator renovation status before arrival.
