Axel's take: 8.5/10

A strong downtown base, with clean rooms and some noise trade-offs. a modern, boutique-style 3-star in downtown Tempe, scored for what it is.

This modern, boutique-style 3-star is a strong pick for ASU visits and weekends exploring downtown Tempe. Tripadvisor and Expedia guests repeatedly praise the cleanliness, comfortable beds and friendly staff, while restaurants and Mill Avenue are walkable. The outdoor pool, gym and rooftop lounge give it more appeal than a basic overnight stop. We'd choose it for a short, convenient stay rather than sprawling rooms or resort-style relaxation.

Some rooms feel compact, and guests on several sites mention train, air-conditioning or rooftop noise; light sleepers should request a room away from the tracks and rooftop. Parking and breakfast cost extra. There is also a transition to watch: 2026 reporting describes an Aiden conversion with lobby and rooftop renovations. Confirm current work and facility access before booking, especially if the rooftop is a deciding factor.

• Best for: ASU campus visitors; walkable downtown weekends; short business trips

• Watch out for: train, HVAC and rooftop noise; parking and breakfast charges; Aiden conversion; confirm renovation status

• Location: Walkable to Mill Avenue dining, ASU and nearby transit.

• Rooms: Modern and generally comfortable; some guests find the layouts compact.

• Cleanliness: A consistent strength across recent reviews and major-site category ratings.

• Service: Friendly, helpful staff receive repeated praise across sites.

• Amenities: Outdoor pool, 24-hour gym and rooftop lounge; rooftop bar service is seasonal.

• Fees and surprises: Budget for parking and breakfast; confirm lobby and rooftop availability during the Aiden transition.
