Axel's take: 8.7/10

A strong ASU base with clean rooms, friendly service and few frills. a family-run budget motel across from ASU, scored for what it is.

University Inn Tempe is a family-run budget motel across from ASU, and we'd put it high on the list for campus visits and downtown stays. Recent Expedia and Tripadvisor guests repeatedly praise clean, refreshed rooms, comfortable beds and genuinely helpful staff. Booking.com's strong cleanliness and location ratings reinforce that picture. Free parking and walkable access to Mill Avenue restaurants make this a practical, good-value alternative to the surrounding larger hotels.

The trade-off is a simple motel setup rather than a full-service hotel. Traffic noise crops up in guest feedback, there's no elevator, and breakfast isn't provided. Expedia also lists limited reception hours, so confirm arrangements before a late arrival. We'd skip it if you need extensive facilities or dependable quiet; for a short ASU visit, it gets the important basics right.

• Best for: ASU visitors; budget-conscious downtown stays; travelers wanting free parking

• Watch out for: Traffic noise in some rooms; No elevator or breakfast; Confirm late-arrival arrangements

• Location: Across from ASU, with Mill Avenue dining and a streetcar stop within easy walking distance.

• Rooms: Simple, refreshed rooms; guests frequently praise comfortable beds and effective air conditioning.

• Cleanliness: Consistently strong feedback across Expedia, Booking.com and Tripadvisor.

• Service: Friendly, accommodating staff are a recurring strength; reception is not staffed around the clock.

• Amenities: Free Wi-Fi and parking; the hotel lists refrigerators, but breakfast is not provided.

• Fees and surprises: Parking is complimentary; Expedia lists charges for early check-in or late checkout, subject to availability.
